A strong market helps.

But in luxury construction, the operator matters just as much as the location.

Two builders can work in the same neighborhood, at the same price point, during the same market cycle, and one project succeeds while the other falls apart.

Why?

Ex*****on.
Relationships.
Trade partners.
Material sourcing.
Timing.
Budget control.
Experience.

After 45 years building in Arizona, we know what materials cost from a supplier phone call, not from a quarterly report. We know which subcontractors actually show up when projects get difficult. And we know how to keep projects moving when other builders stall out.

That’s what experience looks like in this business.

What do you think matters more in luxury real estate: the market or the operator?

There are things you only learn after spending decades in the same market.

You learn where the real demand is. You learn which areas hold value when markets shift. You learn which trade partners you can trust when things get hard.

That experience matters when you’re building luxury homes.

45 years in Arizona. 2,000+ homes built. Seven profitable exits with zero capital losses.

That didn’t happen by accident.

What’s something experience taught you that data alone never could?

People ask me all the time why we opened the fund to outside investors.

The answer is simple. We’re ready to scale.

We already have the teams. We already have the relationships. We already have the deal flow. After 45 years in Arizona construction, those pieces are already in place.

Right now we typically do one project a year using our own capital. The goal moving forward is one project a month with the right investor partners behind us.

Same process. Same standards. Just the ability to move on more opportunities.

Do you think ex*****on and relationships matter more than market timing in real estate?

The last rate cycle told us a lot about the housing market.

Entry-level housing slowed down quickly once rates jumped. But luxury held up much better than most people expected.

According to both the National Association of Realtors and the Case-Shiller Index, high-end homes:
• held value better
• recovered faster
• and showed stronger price stability

In Phoenix metro specifically, luxury was described as “surprisingly resilient.”

The reason is pretty simple.

At the $2M+ level, buyers behave differently. More cash. Less financing pressure. Less panic around short-term rate movement. And inventory at the top stayed tight even while the broader market cooled off.

That’s one of the biggest reasons we continue focusing on custom homes in Scottsdale and Paradise Valley. After 45 years here, the data keeps pointing us in the same direction.

Do you think luxury real estate will continue outperforming the broader housing market?

I want to be clear about why we created this fund.

It wasn’t some business idea we came up with in a room somewhere. It came from having more opportunities than we could fund ourselves.

After 45 years building in Arizona, we already had the teams, trade partners, and relationships in place. The challenge wasn’t ex*****on. The challenge was scale.

Right now we do about one project a year using our own money. With the right investor partners, we can do a lot more than that.

Same standards. Same process. Just more projects moving at the same time.

Do you think Scottsdale luxury still has room to grow over the next few years?

If someone gave you $500K to invest into real estate right now, what would you do with it?

For me, I’d still be looking at Scottsdale.

After 45 years in this market, I still believe the luxury segment here has some of the strongest fundamentals in the Southwest. More high-income buyers moving in. Limited land. Not enough quality inventory. And a buyer pool where cash is still common at the top end.

That’s the reason we keep building here.

7 profitable exits in a row. Zero capital losses. And we invest our own money alongside our investors in every deal.

Would you invest in real estate right now, or are you waiting to see what happens next?

Comment GUIDE and I’ll send over the full breakdown.

One of the biggest things driving the Scottsdale luxury market right now is high-income migration.

People are leaving states like California, New York, and Illinois and moving to Arizona with significant equity and cash. And when you really look at the numbers, it makes sense.

California’s top state income tax rate is 13.3%. Arizona’s is dramatically lower. On high incomes, the savings become substantial very quickly.

Then add:
• 300+ days of sun
• golf and resort lifestyle
• newer luxury communities
• and no shortage of people wanting a second home or relocation property

That’s why we continue focusing on custom homes between $2M-$6M in Scottsdale and Paradise Valley. The buyer moving here today wants newer luxury product, and demand continues to outpace supply.

After 45 years building in Arizona, this trend has become impossible to ignore.

Question:
Do you think more high-income households will continue leaving California over the next 10 years?

People ask me why we opened the fund to outside investors.

Honestly, it’s simple. We had more opportunities than we could handle alone.

The teams were already there. The relationships were already there. The process was already working.

The only thing limiting growth was capital.

Right now we build one project a year with our own money. With investor partners, we can scale the exact same model much further.

Same market. Same standards. Same process.

Would you rather grow slowly with your own money or grow faster with the right partners?

07/07/2026

After 45 years in construction, one thing I’ve learned is that speed matters.

One of the biggest advantages of moving toward spec homes and investor projects is how much faster the process becomes. Instead of spending a year designing a fully custom home with a client, we can work directly with designers, move quickly through planning, and start building much sooner.

That cuts the timeline down significantly and allows us to build more homes without lowering standards.

In a market like Scottsdale, where demand for new luxury homes is still strong, speed and ex*****on matter.

Do you think buyers today want fully custom homes, or are more people looking for high-end move-in-ready homes now?

Scottsdale luxury real estate has something most markets don’t:

Real supply constraints.

The McDowell Sonoran Preserve protects over 30,000 acres around some of Scottsdale’s most desirable corridors. Add in strict zoning, long entitlement timelines, and the fact that many smaller builders already exited the market, and you start understanding why premium lots are becoming harder and harder to find.

That’s not temporary. Once a luxury lot gets developed here, it’s gone permanently.

After 45 years building in this valley, one thing has become very clear to me: the demand keeps growing faster than the land supply.

That’s a major reason we continue focusing on luxury new construction in Scottsdale.

Do you think Scottsdale land values keep rising over the next 10 years?
