When I left D.R. Horton after building subdivision after subdivision, I felt it right in my heart that this is what I wanted to do directly for my fellow Floridians.
I have a passion for this, and we sincerely work very hard to establish and maintain strong working networks with our suppliers and permanent long-term relationships with our Customers, so that we may be of service whenever damage causing events and circumstances strike our homes.
Calloway Roofing was built to do things differently. And we strive to provide you with as much information as possible—always believing that when a Customer has full information—they make better decisions. As such, we are providing you with a Punch List of the steps and phases that will follow as we get your home restored as soon as possible!
FIRST MEETING
1. We arrive and inspect your property and then mark, note, and record all the damage found on the roof and around the property. This is a service courtesy free of charge and of which you will also receive a copy of and link to all the photos. Our inspections are unique in the industry that we provide an industry leading roof presentation from one of our 5+ months in trained professional inspectors.
2. As your authorized Roofing and Building Contractor; the next step is to expedite the process as the adjuster from your insurance company makes their way to your property to assess and estimate the Cost of Loss. In this, rest assured that the inspection photos and documentation taken is already cataloged, stored and ready for your protection and benefit.
3. If your property is experiencing any active leakage we may also immediately tarp your property to prevent further damage. However, we ask that you maintain constant communication with us as we receive confirmation from your insurance carrier to do so.
4. Once the Adjustment is complete, and if the adjuster has any questions that you just feel you cannot answer, please direct them to call our office at (407) 792-6852. We answer 24/7 and either the call is patched through directly to the person you ask for, or, an email is sent to the respective department immediately.
5. The Field Adjuster has, by law, 10-14 days to complete their adjustment report (which they will then turn over to their boss, the Desk Adjuster). The Desk Adjuster then has the responsibility to make a decision as to the report delivered by the Field Adjuster. And here, we ask you to again work with us in communicating with the insurance carrier and work in tandem with us to get updates on the claim and the status thereof.
6. Evidently, your insurance company will render a decision and will therefore send you (and/or us) the preliminary Adjuster's Summary which contains or should contain a line-by-line break down of all the items they say they will cover and pay for (and what your Deductible requirement is). Also, if you had any personal property damage like food loss or say, patio furniture, your insurance carrier will separate the Dwelling coverage items from the Personal property items. As such, you may receive (and sometimes in a separate envelope) one check for the Dwelling coverage, and a separate check for the personal property items. It all depends on your insurance company. Note: Many times the Adjuster's Summary is very cryptic as Adjusters are called in from all over the country to adjust large area catastrophes. As such, you may come to believe or assume that you have been denied or short paid or issued a repair, when in fact it may be an approval after all. So we ask that you please be patient and work with our Servicing Dept. to schedule the follow up and explainatory 2nd Meeting.
SECOND MEETING
7. At this Second Meeting, and as your contractor, we will continue the dialog and go over everything from the Adjuster's Summary, to the line-by-line review of all the roof items, and collateral damage items such as exteriors and interiors (if any).
Insights: There is so much I have learned over the decades that is missed in restoration that the second meeting is a chance for you to better understand the scope and scale of what restoring your home entails to your complete benefit and satisfaction
8. Once the obligations of both Calloway Roofing and your insurance company are aligned, we can proceed to the restoration, building and installation. It is at this time that you will also make your shingles and drip edge color selections (or metal and/or tile selections if you prefer that too), and discuss the build and installation logistics and any upgrades or changes you would like.
9. Once your construction date range is set, we again ask that you please be patient as we begin ordering materials from our suppliers. Note: Sometimes, and despite our best efforts, we may also experience rain or inbound storms delays that may affect all pending builds and installations. However, rest assured that we too wish to complete your restoration project as soon as possible.
10. Once construction is complete, our crews will clean up all debris and sweep for nails. Note: Sometimes our customers will tell us that they hear a "flapping" sound after installation. These are the dampeners on the roof vents that allow air to flow out and help keep critters out! They are not a defect in installation.
11. If there are additional Adjuster Summary line items such as gutters or window screens to be installed, they will be done, but usually not until the roof is completely finished and/or in the days or so after.
12. Once the roof portion is finished, we will follow through and communicate with you and the insurance company, and supplement the claim (as and if necessary). This is a very important step as we want the insurance company to responsibly pay for all the correct number of line items and any additional items found to be damaged or in need of replacement according to the Florida Building Code, any Replacement type coverage that may apply, and Law & Ordinance paid-for items.
13. Once construction is complete we will then proceed to register your roof materials warranty! This is a VERY important step and Calloway Roofing is the only contractor in the industry that will discreetly place an engraved roof warranty plaque on your property; such that should you ever need your warranty registration code, it will be right there when you need it.
Note: In my experience, as storms bring wind, water and havoc, I've run into many homeowners that just couldn't find their warranty or any other pertinent documents after an event. Thus, this innovative item of courtesy is appreciated by many of our customers (and they come to see it as just another way of going above and beyond).
THIRD MEETING
14. At the third and final meeting, we will bring you your registered materials warranty documentation, in addition to our Five (5) Year Labor and Workmanship warranty which includes free annual inspections. You can then use this information, the original inspection and post-installation photographs and the finalized line items of the project to your benefit.
