INSURANCE COMPANIES QUIETLY ARE CHANGING INSURANCE POLICIES— AND MOST OKLAHOMA HOMEOWNERS HAVE NO IDEA.

Three years ago, most insurance policies paid Replacement Cost Value on roofs.
That means if hail destroyed your roof, insurance paid to replace it. New materials. Full value.
Then something changed.
Carriers started writing Actual Cash Value clauses into policies more and more.
Here is what that means.
Your 15-year-old roof gets hit by hail.
Insurance calculates depreciation — 15 years of wear — and subtracts it from your payout.
A $20,000 replacement becomes a $7,000 check.
You are on the hook for the other $13,000. And that is before deductible.
And here’s the part nobody tells you.
Most homeowners don’t find out until AFTER the storm. AFTER the damage. AFTER they file the claim.
Then comes the second problem.
Oklahoma had 36 separate major hail events in 2025 alone.
That is nearly one every 10 days.
The odds that your roof takes a hit at some point are not small.

So what do you do?
First — pull out your policy and look for the words “ACV” or “Actual Cash Value” in your roof coverage section.
If you see it, call your agent and ask what it would cost to add RCV (Replacement Cost Value) back.
It is often less than $10 a month.
