Thinking about building a custom home? Here's a realistic look at what the process actually involves.

Phase 1: Planning and Permits
→ Site evaluation, plan review, permit applications. This takes longer than most people expect — plan for it.

Phase 2: Site Work and Foundation
→ Clearing, grading, and slab pour. The foundation sets the standard for everything above it.

Phase 3: Framing and Dry-In
→ Walls go up, roof goes on, windows and doors installed. This is when it starts to look like a house.

Phase 4: Mechanicals
→ Electrical, plumbing, HVAC roughed in. Inspections at every stage.

Phase 5: Finishes
→ Drywall, paint, flooring, cabinets, fixtures. The selections you spent months choosing come to life.

Phase 6: Final Inspections and CO
→ Certificate of Occupancy issued. Punch list completed. Keys in hand.

Most days I go from the fire station to the job site.

19 years as a firefighter and paramedic. Running a construction company at the same time. Two careers, zero shortcuts in either one.

People ask me how I do it. The honest answer is that the two jobs aren't as different as they look. Both require planning. Both require communication. Both require showing up when it matters and doing the job right the first time.

Peak hurricane season is here. If you own a home in Florida, here are 6 things to check right now.

1. Roof — Have it inspected. Missing shingles, cracked tiles, or worn flashing are entry points for water damage.

2. Gutters and downspouts — Clear and functional. Water needs somewhere to go.

3. Windows and doors — Check seals. If you don't have impact-rated windows, know where your shutters are and test them.

4. Trees — Trim branches within 10 feet of your roof or power lines.

5. Generator — If you have one, run it under load. Don't wait until the power goes out to find out it doesn't start.

6. Insurance — Review your policy. Know your deductible. Confirm wind and flood coverage.

Your landlord may offer to pay for your build-out. Here is how that actually works.

When you negotiate a commercial lease, many landlords offer a Tenant Improvement Allowance -- a dollar amount per square foot they will contribute toward building out your space.

What most business owners do not know:

- The TI allowance is almost always negotiable. Ask for more.
- The allowance covers construction costs -- not your furniture, equipment, or signage.
- You will likely need to hire your own licensed contractor to manage the work, even if the landlord is contributing.
- The work must be permitted and pass inspection regardless of who is paying.
- If costs exceed the allowance, you are responsible for the difference.

Get a real construction estimate BEFORE you finalize your lease. Know what the build-out actually costs so you can negotiate from a position of knowledge.

We were ready to break ground. Then we found a gopher tortoise.

In Florida, the gopher tortoise is a protected species under the Florida Fish and Wildlife Conservation Commission. Before any land clearing begins, the site must be surveyed -- and if a tortoise is present, you need a relocation permit before work can start.

So we stopped. Got the permit. Had the tortoise safely relocated by a permitted agent. Then we got back to work.

Could we have looked the other way? Sure. A lot of contractors do.

But that is not how we operate. Cutting corners on environmental compliance can result in significant fines, project shutdowns, and legal exposure for both the contractor and the owner.

The right way takes longer sometimes. We are okay with that.

Building a commercial facility from scratch in Florida is a different process than most people expect.

Here is what ground-up commercial construction actually looks like:

Phase 1 -- Pre-Construction
Architectural and engineering drawings. Geotechnical report. Site survey. These all happen before a single permit is submitted.

Phase 2 -- Permitting
Commercial permits go through both local building departments and sometimes state agencies. Plan review is more detailed than residential and takes longer.

Phase 3 -- Site Work
Clearing, grading, underground utilities, and slab prep. This phase sets the foundation -- literally and financially -- for everything that follows.

Phase 4 -- Vertical Construction
Framing or masonry, roof, exterior skin, then all mechanical, electrical, and plumbing rough-ins and inspections.

Phase 5 -- Finishes and CO
Interior finishes, final inspections, and the Certificate of Occupancy that lets you open your doors.

Before you sign a commercial lease, make sure you understand who is responsible for building out your space.

A tenant improvement -- or TI -- is the construction work done to customize a leased commercial space for the tenant's specific use.

This might include:
- Demising walls and private offices
- Electrical upgrades and panel work
- Plumbing for a break room, restroom, or service area
- HVAC zoning and ductwork
- Flooring, ceilings, lighting, and finishes
- ADA compliance upgrades

Here is what most business owners do not realize:
ALL of this work requires permits. And it requires a licensed contractor to pull them.
