Before construction begins on any new home in Florida, one document must be filed and posted on site.

It's called a Notice of Commencement - or NOC.

What is it?
A legal document recorded with the county that officially notifies the public that construction is beginning on your property.

Why does it matter?
- It protects YOU as the property owner
- It establishes a clear record of when construction started
- It is required before your building permit can be activated
- It protects against liens from unpaid subcontractors or suppliers

What happens if it's skipped?
Construction cannot legally begin. Permits will not be activated. And you could face serious legal exposure down the road.

You built your home. But you can't move in yet - and here's why.

Before anyone can legally live in a new home in Florida, it must receive a Certificate of Occupancy - also called a CO.

What is it?
A CO is the county's official sign-off that your home was built to code, passed all inspections, and is safe to occupy.

What does it cover?
- Structural integrity
- Electrical systems
- Plumbing
- HVAC
- Fire safety

What happens without one?
You cannot legally move in. Your homeowner's insurance may be void. And selling the home later becomes a serious problem.

"How long will it take to build my home?"

It's one of the first questions we get - and a fair one. Here's the honest answer for Florida new construction:

Permitting and Pre-Construction: 4-8 weeks
Site Prep and Slab: 2-4 weeks
Framing and Dry-In: 3-6 weeks
Mechanical Rough-In (Electric, HVAC, Plumbing): 3-5 weeks
Drywall, Finishes and Trim: 4-8 weeks
Final Inspections and Punch List: 2-4 weeks

TOTAL: Typically 6-10 months for a custom home

Timeline varies based on size, permits, and material availability. The key is having a builder who keeps things moving and communicates clearly every step of the way.
