Preparing Your Roofing for Winter

Having a roof over our heads is one of our most basic needs for survival, and without one we would be exposed to the elements and the harmful UV rays. This is even more important in the winter months when the weather can be much harsher and include snow storms, rain storms and much lower temperatures. It seems only typical then, that it should be during the winter moths that our roofing is most likely to give way and experience problems that leave us susceptible to all those things.
Here then we will look at how to prepare your roof for the winter months so that when the bad weather does start, it will be ready to withstand the tirade of bad weather coming your way and do its job of keeping you safe and warm. Prevention is better than a cure, so ensuring these things are all in place before winter begins will be highly beneficial and mean that the serious problems never occur. At the same time it will mean that you’re not up on the roof during the winter when it might be wet and windy and so far more dangerous.
Insulation: If your building is old and you have a flat roof then there is a good chance that you will not have any insulation. This then means that there is very little between you and the elements and means that your roof and ceiling will be much colder and thus susceptible to leaks, mould and other damage. It is important then to get insulation for your ceiling to keep you protected and prevent damage from occurring during the winter months.
Heating: Something that many people are unaware of is the fact that their roofs and walls all 'hold' temperature. This then means that you can turn your heating up full blast, but if the walls and roof are already cold inside, this will do little to improve their temperature. This then means a higher heating bill for you, but also means your roof attracts moisture and mould more (this is called the 'dew point' temperature and it’s very hard to get out of this once it happens). To avoid this, you need to start heating your home regularly before it gets badly cold – around September/October rather than November/December.
Roof Repairs: Many people will have small problems with their roofing such as missing tiles or damaged shingles, but will leave them if they aren’t causing any immediate problems. This can be a mistake however as when the winter months begin your roof will be less able to withstand the bad weather and the problems may be exacerbated resulting in higher costs for repairs and potentially being dangerous. Some repairs such as damage shingles you can repair yourself with some cement and flashing while others will require the service of professionals.
Clear Gutters: Your gutters are designed to direct water away from your roof and building to prevent mould and to stop large amounts of water pooling on your building and are used for both flat roofs and sloped roofs. If they should get jammed then this can mean that rain fall collects either on the roof itself or by the bottom of the wall – either of which can cause damage. As the winter months see more rain it is important then to ensure you have cleared them out before that rain begins to ensure they can do their job properly.

Roof maintenance

Repairing or replacing your roof can be expensive. Spending a few minutes every six months looking closely at your roof can help you identify roof maintenance opportunities that will help prevent costly repairs later. It's also important to periodically check your homeowners insurance to make sure that serious roof damage is covered by your policy.

Roof maintenance: What to look for

It's critical that you inspect your roof every spring and fall. A good time to do this is when you're cleaning your gutters.

Look for missing, damaged or curling shingles and any other signs of wear and tear. It's easy and inexpensive to replace one or two shingles, or to hire someone to do it for you.

Examine the flashing to make sure it's solid. If not, remove all of the old caulk and scrub the area clean before resealing.
Seal any cracked mortar or caulking around joints and chimneys, if it appears to be deteriorating.

If you see any signs of leaking, like dark spots on the ceiling, or mold or dampness in your attic, take action immediately. Roof leaks get worse, not better, and it's better to spend a few dollars on roof maintenance rather than a lot on a big repair.

Other roof maintenance issues

Sweep or blow off excess debris on the roof. Sticks, leaves and other debris can damage shingles, cause algae to grow and eventually clog the gutters.

Trim any branches that are hanging over the roof to prevent damage and keep squirrels and raccoons away.

Roof maintenance is often ignored, but small problems with a roof can lead to some of the most costly home repairs around.
