Sundays are the best day to walk a space.

The job sites are quiet. The trades are home with their families. No noise, no dust in the air and you can actually hear what the space wants to become.

We have done some of my best walkthroughs on Sundays. A bare shell on a quiet morning tells you more than any set of drawings.

If you're thinking about a buildout a restaurant, a grocery store, a retail space this is the week to start the conversation. Most of my Monday calls come from owners who spent the weekend walking their space.

Before this space was a restaurant, it was four walls and a drain in the floor.

Walked a shell in the South Bay. Bare concrete, no grease line, no hood duct. Landlord said "turnkey ready." It wasn't.

Eleven weeks later: new slab plumbing, a hood system through the roof, full dining build. The owner signed the lease in June. First Friday night, the dining room was packed.

That's the part of the job nobody sees. It's never the finished room; it's everything under it.

Your electrician will make or break your opening date.

We have seen beautiful TI spaces sit dark for three weeks because the panel schedule didn't match the permit set. One wire in the wrong place and the inspector walks.

A good sparky isn't the cheapest one. It's the one who reads the plans before they bid, labels every panel, and answers their phone on inspection day.

That's who we put on our jobs. Trades who treat the schedule like it's their own money.

Myth we hear every month: "We'll just take the cheapest bid."

Here's what the cheapest bid usually means: no permit line item. No ADA allowance. No contingency for what the inspector finds. The low number gets the signature; the change orders get the profit.

A real TI bid has the ugly stuff in it — permits, inspections, the surprises old buildings hide. It looks higher on paper. It finishes lower in reality.

We have watched owners pay the cheap bid twice. Don't be that story.
