🏙️ Today, September 8, 2026, NYC’s trash containerization rules go into full effect.

If you own a 1–9 unit residential property in NYC, take note: full enforcement of the official NYC Bin requirements begins September 8, 2026. 🗑️

properties with 1–9 residential units have been required to use official NYC Bins for trash setout. Starting today, DSNY begins full enforcement of these requirements.

⚠️ What you need to know:
🏠 Applies to properties with 1–9 residential units
🗑️ Trash must be set out in the official NYC Bin
📏 Other trash bins must be 55 gallons or less with a secure lid
💰 Violations can result in fines of $50 for the first offense, $100 for the second, and $200 for third and subsequent offenses

♻️ NYC Bins are also available for recycling and composting, although the official bin is currently required specifically for trash
Available sizes include 25, 35, and 45 gallons, depending on your property’s needs.

A new bill introduced by New York State Sen. Andrew Gounardes would significantly limit the use of technology in schools with elementary school classrooms largely becoming screen-free.

The proposal comes amid growing concerns about how much time children spend on screens and whether constant access to devices is actually helping students learn.

The legislation would:
📵 Reduce screen based learning in elementary schools
✏️ Encourage more traditional, hands on learning
📖 Put greater emphasis on books, writing, discussion and face-to-face interaction
🤖 Address the growing role of technology and AI in education

The goal isn’t necessarily to eliminate technology from schools but to make sure technology serves education, rather than replacing essential parts of childhood learning.

Remember Innovation QNS?

In 2022, after years of debate and negotiations, Astoria got a major development deal that was supposed to set a new standard for affordable housing.

The final proposal called for 3,190 apartments 1,436 of them affordable. That was 45% affordable housing.
The original proposal had only 711 affordable units. The City Council negotiated that number to more than double, including hundreds of apartments for extremely and very low-income New Yorkers.

It was controversial. It was ambitious. And it was supposed to be a model for what Queens could demand when giving developers more density.
Then Innovation QNS fell apart. And now, look at what is actually moving forward on part of that rezoned land.

Meet Elara.
🏙️ 18 stories + 12 stories
🏠 429 apartments
🏡 107 permanently affordable apartments
🛍️ 4,000 SF of retail

That’s roughly 25% affordable housing.
So here’s the uncomfortable question:

Did Astoria lose the deal?
Because the lesson from Innovation QNS shouldn’t be:
“45% affordable housing was unrealistic, so let’s settle for 25%.”

The lesson should be:

If the city is going to allow significantly more housing and greater density, what does the community get in return?

And this is bigger than one building. Astoria is one of Queens’ most recognizable neighborhoods with a strong connection to film, television and the arts, including the Kaufman Astoria Studios area.

We talk constantly about building more housing.
And yes, we need more housing.But we also need to ask:

➡️ Who is that housing for?
➡️ How affordable is “affordable”?
➡️ What happened to the precedent of 45%?
➡️ Why should a neighborhood accept more density without demanding the strongest possible affordability commitment?

Innovation QNS promised 1,436 affordable homes.
Today, on this portion of the former development footprint, we’re looking at 107. That’s not necessarily a reason to oppose Elara. But it IS a reason to ask:

What did Queens actually gain and what did we lose when Innovation QNS failed?

Astoria deserves an honest conversation about that.

🏡 A BIG potential tax break for homeowners could be on the horizon

A tax rule that hasn’t been updated since 1997 could finally get a major change.

Two bipartisan bills called the More Homes on the Market Act would double the federal capital-gains exclusion when selling a primary residence:

💰Single filers: up to $500,000 in capital gains excluded
💰 Married couples filing jointlyup to $1 million

Today, the limits are $250,000 and $500,000, respectively.

Why does this matter? Home prices have roughly tripled since 1997, and many longtime homeowners have built significant equity. Supporters say increasing the exclusion could encourage more homeowners to sell, potentially putting more homes on the market and creating additional opportunities for buyers.

📌 Important:This is proposed legislation not a new tax break yet.

Remember Innovation QNS? The massive project that was supposed to transform part of Astoria… and then fell apart?

Well, a piece of it is officially moving forward. 👀
Developers LMXD and BedRock Real Estate Partners have secured a $250 MILLION construction loan for a new project at 35-10 Steinway Street on a site that was part of the former Innovation QNS footprint.

🏙️ What’s planned?
➡️ 560 mixed-income apartments
➡️ 140 affordable units, 25% of the building
➡️ 27 stories
➡️ All-electric infrastructure
➡️ Construction expected to begin THIS MONTH
➡️ Target completion: 2029
And here’s the interesting part:
Innovation QNS was originally envisioned as a $2 BILLION, multi-building development with thousands of apartments.
That massive plan collapsed, but developers are now moving forward with smaller projects on individual pieces of the former site.

If you’ve ever waited for a train on a sweltering subway platform, you know how brutal it can get. Some NYC stations can reach temperatures up to 20°F hotter than outside, with Brooklyn Bridge–City Hall averaging around 96°F during the summer. 🥵🚇

Now, the city, state, and MTA are exploring a new solution: Thermal Energy Networks.
Here’s how it could work 👇

🌡️ Heat would be pulled from subway platforms during the summer.

🌎 The excess heat could be stored underground using geothermal technology.
🏢 That stored heat could then be used to warm nearby municipal buildings during the winter.

The first feasibility study will focus on the Brooklyn Bridge–City Hall and Chambers Street station complex and is expected to cost $800,000. If the plan moves forward, design work could begin in 2027.

Instead of letting all that subway heat go to waste, NYC could potentially cool the subway AND reuse that energy to heat buildings. 🔥➡️❄️
