WHAT SHOULD YOU EXPECT TO PAY FOR A 500-SQUARE-FOOT STAMPED CONCRETE PATIO?

Once a week, I post a newsletter called “What Should You Expect to Pay?”

This week, we’re talking about installing a 500-square-foot stamped concrete patio.

Stamped concrete is a great way to improve a backyard or outdoor entertaining area. You can choose from many different patterns and colors to get the appearance of stone, slate, brick or pavers.

CHOOSING A CONTRACTOR

First, hire a properly licensed contractor. Verify that the contractor carries liability insurance and workers’ compensation coverage.

Make sure you receive a detailed written contract explaining exactly what is included: excavation, base material, concrete thickness, reinforcement, color, stamp pattern, sealing and cleanup.

In California, the down payment on most home-improvement contracts cannot exceed $1,000 or 10% of the contract price, whichever is less.

SITE PREPARATION

For our example, we’ll assume we have a reasonably accessible backyard and are starting with an area that needs normal excavation and preparation.

The contractor will typically:

• Lay out the 500-square-foot patio
• Excavate and remove soil as necessary
• Install and compact the base material
• Set the forms
• Install reinforcement
• Establish the proper slope for drainage

Don’t underestimate the importance of preparation. Concrete is only as good as the base underneath it.

HOW MUCH CONCRETE DO WE NEED?

At 4 inches thick, a 500-square-foot patio requires approximately 6.2 cubic yards of concrete.

I would order approximately 7 cubic yards to allow for normal waste, variations in excavation and concrete thickness.

COLOR AND STAMPING

Before the pour, the homeowner chooses the color and stamp pattern.

Popular patterns include:

• Ashlar slate
• Flagstone
• Cobblestone
• Wood plank
• Brick

Once the concrete is placed, the crew screeds and finishes the slab. When the concrete reaches the proper consistency, the stamping process begins.

Timing is extremely important. You only have a certain amount of time to stamp the concrete correctly before it becomes too hard to work.

After curing, the patio is cleaned and a concrete sealer is applied to protect the finished surface.

WHAT SHOULD YOU EXPECT TO PAY?

For a professionally installed 500-square-foot stamped concrete patio, I would recommend budgeting approximately:

$10,000–$15,000

That’s approximately $20–$30 per square foot, depending on site conditions, access, preparation, concrete pricing, pattern and finish.

For a good-quality project with normal access and preparation, around $12,500 would be a reasonable planning number.

If an existing patio needs to be demolished, access is difficult, a concrete pump is required, extensive grading or drainage is needed, or the homeowner chooses multiple colors, borders or an elaborate stamp pattern, expect the price to increase.

THE BOTTOM LINE

A stamped concrete patio isn’t just about pouring concrete.

Proper excavation, a compacted base, reinforcement, drainage, concrete placement, stamping and sealing all contribute to a patio that looks great and lasts.

For our 500-square-foot stamped concrete patio, I would budget approximately $12,500.

Don’t automatically choose the lowest bid. Make sure you’re comparing the same scope of work and that everything is included in writing.

WHAT SHOULD YOU EXPECT TO PAY FOR NEW HARDIEPLANK SIDING?

Once a week, I post a newsletter called “What Should You Expect to Pay?”

This week, I’m discussing the cost and process of removing old siding and replacing it with new HardiePlank siding.

For this example, we’ll use a 2,000-square-foot, single-story home with 8-foot walls and a gable.

CHOOSING A CONTRACTOR

First, hire a licensed contractor. Verify the contractor’s license and confirm that they carry liability insurance and workers’ compensation coverage.

I also recommend checking with your local building department. If they have never heard of the contractor or the contractor rarely pulls permits, ask questions before moving forward.

Hiring an unlicensed contractor can expose a homeowner to serious financial risk. If a worker is injured on your property and the contractor does not carry workers’ compensation insurance, you could potentially face liability.

Once you choose a contractor, you should receive a detailed written contract that clearly describes the scope of work, materials and payment schedule.

Be cautious if a contractor requests a large payment upfront. In California, a home-improvement contract down payment generally cannot exceed $1,000 or 10% of the contract price, whichever is less, subject to applicable law.

PLANS AND PERMITS

Why is a permit important?

Permits help ensure that regulated work is completed according to applicable building codes and receives required inspections.

If unpermitted work is discovered, the project may be stopped and additional costs or penalties may apply. A contractor may also face licensing consequences for performing work without required permits.

Customers occasionally ask me to complete work without a required permit. I decline those projects.

For our hypothetical siding project, let’s budget approximately $700–$1,000 for permits, although actual fees will depend on the scope of work and local jurisdiction.

MATERIALS

HardiePlank siding — 285 boards: $5,000
5,000 siding nails: $400
24 tubes of caulking: $350
Window and door trim: $1,800
Corner trim: $700
Paint: $1,500

MATERIAL TOTAL: $9,750

THE PROCESS

Our scope of work would include:

* Remove the existing siding and trim and haul away the debris
* Inspect the exposed structure for dry rot or other damage
* Repair dry rot as needed*
* Wrap the house with Tyvek or an approved weather-resistant barrier
* Properly flash windows, doors and penetrations
* Install new HardiePlank siding
* Install new corner trim
* Install trim around windows and doors
* Caulk where required
* Prepare the factory-primed HardiePlank for painting
* Spray and back-roll two finish coats of exterior paint
* Complete job-site cleanup

Labor, demolition, disposal, installation and related project costs: approximately $29,000

*Significant dry rot, structural damage or other concealed conditions discovered after demolition would normally be addressed separately.

FINAL WALK-THROUGH

When the project is substantially complete, the homeowner and contractor should perform a final walk-through.

I like to give customers time to prepare a punch list so we can address any remaining items before closing out the project.

Once everything is complete, the contractor should also ask for feedback about the customer’s experience.

WHAT SHOULD YOU EXPECT TO PAY?

For this hypothetical 2,000-square-foot single-story home with a gable:

Materials: approximately $9,750
Labor, demolition, disposal, installation and related project costs: approximately $29,000

EXPECTED TOTAL: $38,750

Every home is different. The amount of siding, number of windows and doors, accessibility, existing siding, trim details and any hidden dry rot or structural damage can affect the final price.
