Not all site challenges start above ground.

In East Moline, IL, our team recently completed a Site Improvement project where a building was experiencing settlement toward a nearby creek, putting long-term stability at risk.

Working alongside our national ownership partner, we took a comprehensive approach to correct and protect the structure. The team stabilized the building through shoring, removed unsuitable organic materials beneath the foundation, and replaced them with solid fill to create a dependable base. From there, we installed a new curb and flume system to better manage water flow and help prevent future erosion and movement.

Our multi-story development in Richmond Hill, GA for 10 Federal Storage is moving into its next phase, with exterior and interior scopes progressing in tandem.

On the exterior, the project has transitioned from framing into the installation of DensGlass and exterior siding, giving the structure a more defined presence while sitework crews continue grading around the building. Inside, electrical work is progressing up to the third floor, alongside ongoing interior steel installation that continues to move forward at a strong pace.

Construction continues to move forward at our Forest Hill, MD project for KO Storage as exterior and interior work progress in tandem. EIFS installation is now underway on the building façade, while inside the structure, multiple trades are actively advancing key systems and finishes.

This phase of the project highlights the level of coordination required to keep multiple scopes moving efficiently at once on a build of this size. The steady progress on both the exterior and interior is bringing the full vision of this three-story, climate-controlled facility closer to reality.

A special thank you to our on-site partners helping drive this progress, including Wilshar Steel, JPS, Anchor Mechanical, and Bartley. Their continued effort and collaboration across steel, electrical, HVAC, and concrete work are key to keeping the project moving forward.

We’re proud to share the completed retail renovation for idX Corporation in Minnetonka, MN, now open and welcoming customers.

Projects like this, completed within an active mall environment, require speed, coordination, and disciplined ex*****on. Our site improvement team delivered on all fronts, turning this space around quickly while maintaining a high standard of quality throughout. From drywall patching and paint to HVAC and lighting updates, every scope came together efficiently to support a seamless store reopening.

We’re proud of the team effort behind this one and grateful to everyone involved in getting it across the line.

Water management and safety upgrades can go a long way toward protecting a facility and keeping operations running smoothly.

At a property in Kernersville, NC, our Site Improvement team completed a project focused on both drainage improvements and safety enhancements for a national storage operator we’ve partnered with across multiple locations.

The drainage work included removing existing pine straw, regrading the area, and installing a formed concrete flume system to better manage water flow around the property. Existing wall drain pipes were extended into the new flumes, with 4" thick fiber-reinforced concrete placed to create a durable, long-term drainage solution.

To further improve site safety, emergency yellow bollard covers were installed on existing corner bollards to increase visibility and help protect the building from potential impacts.

With slab pours now complete around the existing building, our O’Fallon, IL conversion project has officially moved into the framing phase.

Steel is going up on site as our partners at Wilshar Steel begin erecting the structure for the new additions. Framing is now underway, including exterior wall framing, partitions, and hallway layouts that will ultimately define the 345-unit climate-controlled facility taking shape inside and alongside the former dealership.

This phase marks a major visual shift on site as the footprint transitions from concrete to structure, bringing the final layout into clearer focus.
