A PLAD certified builder, or your own licensed general contractor if you already have one you trust. They pour the foundation, erect the frame, set and seal the panels, connect MEP, and carry the inspections through to Certificate of Occupancy. We are on the phone the whole way.

Set day takes hours. The permit takes months. Start with the permit.
The part people underestimate is not the build, it is plan review. We hand your county a Florida P.E. stamped structural package, third party fire, structural and envelope testing, and Miami-Dade Notice of Acceptance approvals on the wall system. The reviewer gets something to approve instead of something to question.

185 mph wind load. What that actually means on your street.
It is rated under ASCE 7-22 at Exposure C, which is the open terrain case rather than the sheltered one, and it clears High Velocity Hurricane Zone requirements. That is the Miami-Dade and Broward standard, not a national average.
Add a 60 minute fire rating under EN 14509 and seismic grade 9. Those figures come out of the structural package, not out of a brochure. Ask us for the letter and we will send it.
