🏡 Home appraisals are getting a major update. Here’s why it matters if you’re buying or selling.
I attended a training on UAD 3.6 and the redesigned appraisal report to stay informed and help my clients prepare.
The update brings more detailed, standardized reporting for appraisals used by Fannie Mae and Freddie Mac, including:
🔎 More detail about a home’s condition, construction quality, repairs and property features, with separate interior and exterior ratings.
📐 Clearer reporting of square footage and separately reported spaces. MLS, tax records and appraisal measurements can differ. A space reported separately may still contribute value.
🛠️ More documentation of renovations, energy improvements and storm protection. Keep a list of updates with completion dates, permits and supporting records.
🏘️ Greater detail about features such as guest houses, accessory dwelling units, waterfront access and outside influences.
💰 Renovation cost does not automatically equal added value. Comparable sales and how buyers respond to those improvements still matter.
For sellers, preparation starts before the appraisal appointment. For buyers, understanding the report helps you make informed decisions. Both should coordinate early with their lender about appraisal timing.
My role is to help clients prepare, provide relevant property information and comparable sales, and understand the process while respecting the appraiser’s independent opinion of value.
Save this for your next move, and message me if you’re preparing to buy or sell in Miami. 🌴
