Anyone remember Pedro's Mexican Food on Hatcher? Tom and Tiny's? The Eye Opener Family Restaurant?

Three names, one building, since 1960. This Sunnyslope landmark is getting its next chapter, and we're handling the tenant improvement for Rise Over Run, an Arizona-focused beer and wine taproom and community space.

Owners Joe and Adam McCallum grew up just over the mountain. They bought the building, ran Eye Opener Curated Vintage out of it while the next chapter came together, and pushed for the historic zoning the City of Phoenix granted last October. That effort is a big part of why it still looks the way it does. New bar, new patio, updated restrooms, same building everyone already knows.

Right now we're underground, trenching and running sanitary lines for the new bar and restrooms. Not the prettiest phase of construction, but one where getting it right matters most.

🏜️ Arizona craft beer, local art, rotating food trucks, opening later this year.

Glad to be part of what's next for 524 W Hatcher. Anyone have memories of Pedro's, Tom and Tiny's, or the Eye Opener? We'd like to hear them.

Drywall is up throughout our AVP Goodyear medical clinic build-out at 15150 W Park Place, including a curved feature wall at reception. This 6,685 SF space will house 20 exam lanes plus optical and support areas for American Vision Partners. Next up: tape, texture, and ceiling grid.

A growing practice needs more room to work. Scottsdale Family Dental was ready to expand, and they trusted Emerald Inc. to build it out.

We took the practice into the adjacent suite and delivered a working clinical environment from permit through punch list: three new operatories, a dedicated sterilization and instrument room, a refreshed reception and waiting area, and a new ADA restroom. To make the addition feel like one continuous office, we carried new flooring and fresh paint through the existing suite so the old and new space match seamlessly.

Here is what Dr. Mital Patel had to say:

Finish decisions like these determine how a space holds up for the next decade. Wanted to share some of what's on the table for the next dental office refresh we're starting in Mesa, with selections by Myers Interiors.

Calacatta quartz for counters, fluted white oak for the reception face and the pony wall dividing the main and kids' waiting rooms, resilient plank for the clinical spaces, Shaw carpet tile for the corridors, and a warm Sherwin-Williams palette of Alabaster, Touch of Sand, and Shoji White. Some of these get chosen this week and some do not.

Even the whites are doing work here. Warm neutrals instead of clinical white, because a nervous patient does not need a room that reads like a lab.

Every candidate on the board has to clear two tests: how it looks on day one, and how it looks after a decade of being wiped down five days a week.

Big exterior transformation underway at Let's Play Music in Mesa 🎶

This exterior phase builds on earlier work we completed on the same property, and it pulls together roofing, masonry, framing, glazing, stucco, paint, electrical, and landscaping.

Masonry columns are up and framing materials have been delivered-- we will share more progress photos as the exterior continues to take shape.

Scottsdale Family Dental expansion project complete 🦷 🙌

The finishes are what patients notice first, and this remodel earns that first impression.

We recently completed a full tenant improvement for Scottsdale Family Dental on Frank Lloyd Wright Blvd, giving the practice a warmer, more modern feel from the front door back. New wood-look flooring runs throughout, large-format tile updates the ADA restrooms, and the operatories were fully refreshed and ready for patient care.

Projects like this come down to managing the details from permit through punch list, keeping the schedule predictable and the job site clean so the owner gets a polished space handed back on time.

UTV Stereo — exterior complete 🔊

A commercial building starts to feel real the moment the exterior comes together.

The expansion we are building for UTV Stereo on Baseline Rd in Mesa just hit that milestone, with the exterior finishes complete: new stucco, split-face block, black accent banding, and the new storefront entry. Expanding an active retail and warehouse operation is a balancing act, since the building has to look sharp to customers out front while keeping real industrial function in the back.

With the outside complete, our crews are focused on the interior that gets the space ready for what is next.

AVP Goodyear framing progress 💪

At our medical office relocation project for American Vision Partners in Goodyear, framing is taking shape while the mechanical, electrical, and plumbing systems get coordinated. This phase rarely gets attention, but getting it right now is what prevents expensive changes later and keeps the client's move-in date on track.

Good tenant improvements are won in the planning and the sequencing, long before anyone sees paint or flooring. We will share more as this one moves toward drywall and inspections.

When Edco decided to transform an industrial flex space in Gilbert into a corporate office, it was their first construction project.

Nearing completion on a dental tenant improvement in Scottsdale.

The operatories are built out and equipped, sterilization and hygiene areas are set with custom casework, and the custom desk is in. Luxury vinyl plank runs throughout the suite. We manage dental TI from permit through punch list, and will turn this one over to the practice shortly.
