Talk about a Throwback Thursday! 🏡

Yesterday, we shared some old Perthel Builders, Inc. (PBI) signage from back when Perthel Homes was run by Dad — and then one of our followers sent us these photos of her parents’ home being built by him!

How cool is that?!

Long before Perthel Homes became what it is today, there was PBI — building homes, relationships, and a reputation that would carry on to the next generation.

Nearly 7,000 square feet — and not a single detail was pulled from a standard floor plan.

This home was designed from the ground up, completely custom to the way our clients wanted to live.

A soaring two-story great room. A statement chef’s kitchen with a walk-in pantry. A stone accent wall leading from the dinette to the covered patio. A main-floor primary suite with a spa-like bath designed to feel like a retreat.

And downstairs? That’s where things get really fun — a full front-and-back wet bar, sunken theater room, fitness room, rock climbing wall, and spaces created specifically for this family.

Upstairs, three additional bedrooms, two full baths, a dedicated study area, and a catwalk overlooking the great room complete the home.

💡 One question every custom home buyer should ask a builder: “Do you charge administrative fees for change orders?”

One of the things we’re proud to offer at Perthel Homes is NO change order fees.

Building a custom home is a process, and it’s completely normal for ideas to evolve as you see your plans come to life. In fact, it’s not uncommon for a custom home to have 15–35 change orders throughout the build.

Many builders charge an administrative fee each time a change order is processed. Even if that fee is only $200–$500 per change order, it can add up quickly over the course of a build.

We don’t ever want a fee to make you think twice about speaking up or asking, “Can we move this?” or “Can we change that?”

At Perthel Homes, we don’t charge administrative fees for change orders. If your change affects material or labor costs, those costs are reflected—but simply making a change shouldn’t come with an extra penalty.

Our goal is simple: we want you to end up with the home that’s exactly right for your family, and we want you to feel comfortable making adjustments along the way.

✨ Add this to your list of questions when you’re interviewing builders. It may seem like a small detail, but it can make a big difference in both your experience and your budget.

Everyone wants more square footage… but where that square footage goes matters just as much.

One of the smartest changes we made to our Ridgewood floor plan was moving the primary closet over the garage.

Why? Because building over the garage lets us utilize foundation and structure that’s already there. Instead of making the house larger, we made the space work smarter.

The result? 👇

✨ A much larger walk-in closet.
✨ A significantly bigger primary bathroom.
✨ An oversized shower.
✨ All without increasing the footprint of the home.

That’s the difference between simply building bigger and building smarter.

This isn’t just something we do in the Ridgewood, either. Several of our floor plans are designed with the same philosophy to maximize value and livability.
