We're in the busiest stretch of the Atlantic season, and the next time it rains hard, take ten minutes and walk your house. Watch where the water actually goes: pooling against the foundation, a low spot in the grading, a window well filling up, a basement stairwell drain that can't keep up. Ten minutes in a real rain tells you more about your home than any checklist. And while you're thinking about it — anything irreplaceable in the basement belongs in plastic bins on a shelf, not cardboard on the floor.

Pan the utility room and get the labels on your HVAC and water heater. Then upload it somewhere off your phone. If storm damage ever hits, that before-footage takes the guesswork out of the paperwork — and you'll be glad you did it on a calm Tuesday instead of trying to remember everything on a bad one.

Humidity season in Northern Virginia isn't over yet — so don't retire the dehumidifier. The calendar says fall is coming, but dew points around here stay summertime deep into September. Keep it running until overnight lows settle into the 40s. While you're down there: empty the bucket, rinse the filter, and confirm it's actually pulling water. A dehumidifier that hums but doesn't collect isn't doing you any favors.

While you're getting the kids ready, here's a 5-minute task for the house: check every smoke detector and CO detector. Press the test button, replace the battery if it chirps. Some of the fire damage jobs we see started with something a working smoke detector could have caught earlier. Five minutes, real difference.
