Part 1: The Second-Floor Flood

A failed braided supply line in a 2nd-floor bathroom sent water spreading across almost the entire upper level.

The Upstairs Damage:
💧 Bathroom: Vanity, flooring, and drywall removed due to trapped water.
💧 3 Bedrooms & Hallway: Saturated flooring and bottom drywall removed to expose wet subfloor and wall cavities.
💧 Bonus Room & Stair Landing: Water spread into the bonus room and down toward the stair landing - we removed materials to expose the subfloor and wall cavities for direct drying.

The Restoration Process:
1️⃣ Containment: Isolated the work area to protect unaffected living space.
2️⃣ Controlled Demo: Precision removal of wet, non-salvageable building materials.
3️⃣ Sanitation & Scrubbing: Cleaned, sanitized, and ran Air Scrubbers (AFDs) for safe indoor air quality.
4️⃣ Structural Drying: Deployed commercial LGR dehumidifiers and high-velocity air movers to pull excess trapped moisture from the framing.

“Do you work with insurance?”

That’s a common question we hear from clients — and the answer is yes!

At Pacific Water Restoration, we do not work as an insurance company’s preferred vendor. We work directly with homeowners but work with all insurance companies.

Your insurance company may recommend a preferred vendor, but you can choose the restoration company you trust. You are not required to use the company your insurance company recommends.

Our job is to properly inspect the water damage, document our findings, perform the necessary mitigation, and provide the information and documentation needed to help with the insurance process.

We’ll communicate with your insurance company when needed and help you understand what we’re seeing at your property — while keeping our focus where it belongs: properly addressing the water damage in your home.

Whether it’s a failed water heater, washing machine overflow, supply-line leak, or another sudden water loss, you don’t have to navigate the restoration process alone.

Why Moisture Mapping Matters After Water Damage 💧

Water doesn’t always show you where it went.

After a water loss, moisture can migrate behind drywall, underneath flooring, into carpet and padding, and into wall cavities—areas that may look completely dry on the surface.

That’s why at Pacific Water Restoration LLC, we don’t rely on what we can see.

We use thermal imaging and professional moisture meters to map out affected areas and identify where moisture is hiding. Thermal imaging helps us locate temperature differences that may indicate areas of concern, while moisture meters allow us to verify moisture levels in building materials.

A thorough moisture map helps us determine:
• Where the water traveled
• Which materials are actually affected
• How far the moisture has migrated
• Where drying equipment needs to be placed
• When materials have reached appropriate drying goals

The goal isn’t simply to dry what looks wet—it’s to find the moisture you can’t see.

Proper inspection and moisture mapping are important steps in preventing secondary damage and making sure the drying process is done correctly.

Part 4 in the Mold Remediation Series: Removal of Contaminated Materials 🛠️

Once containment is sealed and air filtration is running, it’s time for the removal phase.
When water damage goes unnoticed for a long time, mold growth gets heavy and materials degrade. Porous materials like drywall and insulation can’t be saved and have to be carefully cut out and removed.

How we handled this stage:
All compromised building materials were double-bagged inside containment before being hauled out, keeping spores from spreading to clean areas of the home.
Solid structural framing was thoroughly detailed, wire brushed, hepa sanded and treated.

What about structural damage? Framing and sheathing that was severely compromised due to prolonged water exposure will need to be safely removed and replaced by the rebuild crew.

Proper remediation isn’t just about cleaning what you see—it’s about identifying what can be saved, what needs to come out, and preparing the structure for a safe rebuild.

A second-floor fridge leak caused water damage in the kitchen, and down to the laundry and bonus room.
