We walked a $3.5M property last week. The landscaper told the homeowner the irrigation was “fine.”

It wasn’t fine.

Here’s what we actually found:

01 — 3 zones installed. The property needs 11. Front turf drowning. Hillside bone dry. 22 planting beds on one schedule.

02 — Factory timer from 2019. Same runtime in January and August. No rain sensor. No seasonal adjustment. 6 years of overwatering through every rainstorm.

03 — Pop-up spray heads on $40K planting beds. Japanese maples. Italian cypress. Custom roses. All getting hit like a public park. Zero drip anywhere.

04 — No pressure regulation. 75 PSI unregulated. Every rotor misting instead of streaming. Half the water evaporating before it touched the ground.

05 — Expired backflow certification. Code violation. In the front yard of a $3.5M home.
