Before & After

This wall had an old AC unit in it, water getting into the crawl space, and loose block on the foundation. We tore it out and fixed it right from the ground up:

✅ New crawl space drain with both downspouts tied in
✅ Relaid block and filled the cores with concrete
✅ New treated sill plate (sealed) and treated rim joist
✅ Reframed with 3/4" OSB and house wrap
✅ Brand new window, fully flashed
✅ Brand new siding

✅ Braced all load-bearing walls and beams
✅ Blocking and a structural post carried down to the basement foundation
✅ Removed the load-bearing walls
✅ Installed a 22-foot three-ply 18” LVL
✅ Built and installed a new double 2x10 beam to support the upstairs balcony and floors

What started as a porch wall and slab replacement turned into a foundation rescue. After removing this client's old porch, we found a broken, wobbly foundation wall and a rim joist that was almost completely rotted out. We rebuilt the foundation with vertical rebar and filled cores, jacked the house up, installed a new rim joist, then poured new footers, laid new block walls, and poured a brand new porch and steps. As an added bonus the yard was regraded and seeded. We had to dig deep on this one.

This project started with removing an old tub/surround that were never installed correctly. We rebuilt the whole thing: new subfloor, framed a wall for a 48” shower, & used self-leveling to fix a floor that was 1” out of level over just 34”. Installed a new shower base/drain, replumbed the drain line, & ran new plumbing for the mixing valve, shower arm, & hand sprayer. Finished it off with a brand new acrylic surround, shower trim, & glass shower door. Studs to finish — built to last.

When Doug’s Plumbing needed to tear out part of a front porch to install a new clean out, we stepped in to get it back to better-than-before. We set a temporary support post, repoured the porch, reinstalled the original metal post with fresh hardware, and regraded the yard for proper drainage. Exterior wall replacement — We removed a rotting, leak-damaged exterior, then rebuilt it from the ground up: new framing & header for two windows instead of one, ZIP System sheathing w/ taped seams for a fully water- & air-sealed envelope, properly flashed window openings. We're thrilled to turn this project over to the homeowners so they can start using their kitchen again. We broke ground on May 7th and put the final touches on just yesterday. Quality results take time, and it's our number one goal to go above and beyond client expectations, which we believe we've achieved on this remodel.
