Accessibility is a key feature of Garland Mill homes. We ensure that all of our projects have a stepless entry, a first-floor bedroom and bathroom and a first-floor stepless shower. It's just good design. Retrofitting access to existing homes is just as important but often requires some creative thinking. Here is an example of just such a project. This home in Dalton has a fun history as an old train station in a previous life, moved from Whitefield and set on an old stone foundation. Getting folks in and out of the house without steps proved a trick, but with some creative design and framing, we were able to do it. The mezzanine forms a nice area for the homeowners to relax in the evening over a cold drink and a game of checkers.

As the fall colors come to a close, it's fun to look back on a barn project in Sheffield from a few years back. The summer flowers hint at the coming fall in some of these shots. Great pine timberframe, woodshop, guest room, kitchenette and office space. Ideal for family and friends and the occasional work call or furniture project. This barn also serves as home to an 18 kW solar array with back up batteries that serves both the barn and the home.

More fun pictures of eastern white cedar shingles on the Randolph project. We use a lot of eastern white cedar center match tongue and groove for exterior and interior cladding. Randolph has a long tradition tied to the White Mountains of eastern white cedar shingles on their homes so it is fun to play into that here with this addition. If you look carefully you can see the fall creeping in to the photos… been an especially colorful one hasn’t it?

23 Ammonoosuc Street

If you’re at the Schilling Octoberfest in Littleton this weekend, you’re only a brisk walk away from a large building we renovated in 2018-19. Easy to recognize now with its huge sunflower mural up the facade, 23 Ammonoosuc was once a building that sat dormant for some time, hiding its many old New England architectural additions and surprises from anyone giving it a glance from the outside.
We helped turn it into a warm and comfortable space for some great businesses. Inside you can find the innovative WMSI folks (White Mountains Science, Inc.); the artsy Littleton Studio School which has classes for aspiring potters, jewelry makers, and more; and an amazing yoga studio on the top floor with a unique view of the Ammonoosuc River 5 stories below!
It was a joy to bring this building back to life. The completed project included a whole roof full of solar panels and the entire building runs solely on electricity, including public car charging.
Lastly, don’t miss the granite terraced lawn on the backside–it abuts the Ammonoosuc and is a perfect place to enjoy fall weather!

This summer we are building an exciting addition to an already striking existing home. The focus of this space is glass, and its ability to bring the views of nature into the activities of daily life. To that end we have just installed six floor to ceiling windows and a grand sliding door, all triple paned for thermal comfort in the hot and cold seasons. In between the completion of our larger home and commercial projects and the excavation, concrete and site work required to get our carpenters framing on the next big job, we work to complete the inevitable collection of small jobs that accumulate from former clients, friends and family. This one is of particular importance. The insulation and air sealing of a roof to fix ice dams.

Generally, ice dams are caused by heat escaping the building through poor air sealing and incomplete thermal insulation. The escaped heat melts snow which in turn freezes as it runs down the roof and collects in a dam that eventually creates a pond that can infiltrate a roof and leak on its inhabitants. In this case, to solve the problem, we added 6 inches of polyisocyanurate foil faced rigid foam board insulation to both air seal and thermally isolate the home from the cold snow that collects on the roof. A vented roof assembly further separates the roof from any heat that escapes. When the cold snow stays cold, the roof doesn't suffer ice dams.

Inspired by a building on the Isle of Skye, this creative home was built on an old potato farm in the far reaches of the Northeast Kingdom of Vermont. Its roofline references the rolling mountains of Vermont while combining modern details with a rugged pine timber frame. In addition, it boasts a Stuv fireplace for those who love the visual and thermal warmth of a wood fire on a cold night. For the building nerds it also has a Zehnder ERV with a humidifier to ensure optimal interior RH and a respectable blower door test at .52ACH50. Landscape Architecture by the charming Andy Bohne features some giant Goshen stone flagging and native plantings. Check out more photos on our website.
