With cold temperatures on the way... here are some tips for dealing with frozen pipes.
PROBLEM AREAS
路 Pipes near broken or open basement windows
路 Unheated crawl spaces and equipment rooms
路 Pipes near the foundation or cracks in the basement wall
路 Pipes near exterior wall in unheated room
路 Inadequate heating in un-insulated or uncovered outside pit
路 Pipes under kitchen sinks or cupboards
WARNING SIGNS OF FREEZE
路 Unusually cold water temperature (less than 35掳 F) at any fixture
路 Unusually low water flow at a fixture
路 Discolored water at a fixture
路 Low water pressure at a fixture
路 Extremely cold piping at a fixture
路 Sputtering sound when opening a fixture
THAWING FROZEN PIPES
路 It鈥檚 safest to use hot air from a hair dryer or exhaust from a vacuum cleaner
路 Use heat tape, but with caution, and unplug when finished
PREVENTION
路 Check water temperature and run a little water if unusually cold
路 Shut off and drain outside water faucets before freezing occurs
路 Run small amounts of water from highest faucet until full flow returns
路 Insulate walls near exposed piping
路 Repair cold air leaks to reduce drafts on piping and meter
CAUTION
路 To prevent fires, never thaw with an open flame or torch
路 Be careful if pipe is cracked, it will spray water into electrical appliances when thawed
路 Check and clear drains to prevent basement flooding in case of pipe burst
路 Know where the main shut-off valve is located so you can turn it off quickly in case a pipe bursts
