THINGS YOUR BUILDER PROBABLY WONโT TELL YOUโฆ
Or maybe they should.
Before you choose a new construction home, there are a few important things to consider beyond the finishes and model-home presentation:
1. The floor plan matters more than the finishes.
Beautiful countertops and fixtures are easy to notice, but the layout is what youโll live with every day. Think about how the rooms connect and whether the space actually works for you.
2. Storage is easy to underestimate.
A home can feel spacious during a walkthrough and still run short on storage. Pay attention to pantry space, closets, cabinetry, and where youโll actually put the things you use every day.
3. Lighting should be planned early.
Where you place recessed lights, fixtures, and switches can make a bigger difference than people realize. Itโs much easier to get it right during construction than after the walls are finished.
4. Small details add up.
Things like crown molding, soft close cabinetry, trim work, outlet placement, and door placement may seem minor individually, but together they can make a home feel much more intentional.
5. Ask whatโs behind the walls.
The things you canโt see are worth asking about. Find out what materials, systems, insulation, roofing components, and construction methods are being used before you compare one new home to another.
6. Think about maintenance before you choose finishes.
The prettiest option isnโt always the easiest to live with. Consider durability, cleaning, and how the materials will hold up to everyday use.
7. The builder matters more than the model home.
A model home can look incredible, but pay attention to who is actually building it, how they approach construction, what is included, and how they handle the details. The name on the sign is only part of the story.
Which one surprised you most? What would you add to the list?
