This month marks another year of our team's factory-trained, Conklin-certified expertise going to work on commercial roofs across the region.

Winter is when experience shows the most. Knowing how a system performs in freezing temperatures, how to sequence a repair before a storm rolls in, how to spot a problem before it becomes a leak, that comes from years on actual commercial roofs, not a training manual.

Proud of the team that brings that experience to every job site, especially this time of year.

Every year a roof gets patched instead of properly restored, the real cost isn't the repair bill, it's the deferred maintenance stacking up underneath.

This facility's roof had reached that tipping point. Small leaks were being addressed one at a time, but the underlying membrane was aging faster than the patchwork could keep up with. The math was simple: continue reactive repairs and risk a much larger capital expense down the road, or invest in a restoration system built to extend the roof's life by years.

Our team applied a Conklin roofing system designed to seal, protect, and extend the life of the existing structure, avoiding a full tear-off while solving the root problem instead of the symptoms.

The result: a fully protected roof, a predictable maintenance path, and a facility manager who no longer has to budget for surprises.

If your team is choosing between "patch it again" and "fix it right," let's talk about what that decision actually costs over 5-10 years. That's a conversation worth having before the next leak shows up.

Car dealerships. Schools. Churches. Warehouses. Retail centers. If it's a commercial roof, we've worked on it.

This flat roof system at Elmer Hare Ford is a good example of what we mean when we say we specialize exclusively in commercial and industrial properties. Dealership roofs come with their own set of challenges: large square footage, rooftop HVAC units, and a building that can't afford unplanned downtime during business hours.

Whatever type of commercial property you manage, chances are we've already worked on one just like it. That experience means fewer surprises and a plan built around how your building actually operates.

Curious what a roof assessment would look like for your property? Send us a message and we'll walk you through it.

Myth: If there's no leak, the roof is fine.

Reality: By the time water is coming through your ceiling, the damage has already been happening for months β€” sometimes years.

Commercial roofs fail from the outside in. UV degradation, seam stress, and drainage issues develop slowly and silently. A leak is the last symptom, not the first sign.

The facility managers who avoid expensive emergency repairs aren't lucky β€” they're proactive. Annual inspections are how you stay ahead of a problem that's already in progress.

A month into fall inspection season, here's what we're consistently finding across commercial properties across Missouri & Kansas:

The most common issues we're documenting right now:
- Coating wear and surface erosion from a hot, UV-heavy summer
- Drainage problems that went unaddressed through storm season
- Flashing separation at rooftop penetrations β€” HVAC curbs, vents, skylights
- Ponding areas that have softened the substrate underneath

None of these are unusual. All of them are manageable when caught early.

If your building is in our service area and you haven't had a fall assessment, we still have availability. Give us a call or tap the link in our bio.

End of September is the best window to get ahead of winter roofing issues in the KC Metro and Eastern Kansas. Once temperatures drop and schedules fill up, your options narrow.

Here's what we recommend before October:

1. Schedule a fall inspection β€” especially if you haven't had one since spring
2. Review your drainage β€” gutters, scuppers, and interior drains should be clear before the first freeze
3. Check your flashing β€” seams and penetrations are where most leaks start
4. Know your roof age and warranty status β€” if you're within 2-3 years of end of life, now is the time to plan, not react
5. Get a restoration assessment β€” if your deck is sound, a Conklin coating system may extend your roof 10-15 years at a fraction of replacement cost

We're booking fall assessments now. Give us a call or tap the link in our bio.

Commercial roofing is a relationship business. The person who walks your roof on day one should be the same person answering your call on day thirty.

At ART, that's not an accident β€” it's how we're built. Our team stays with a project from the first inspection through the final walk-through. No handoffs to a crew you've never met. No surprises mid-project.

The work we do protects some of our clients' most valuable assets. That kind of responsibility takes people who take it seriously.

Built to protect. Engineered to last.

Commercial roofing projects fail when communication breaks down. That's why we built our process around consistency from start to finish.

Here's what working with ART looks like:

1. Inspection and honest assessment β€” we tell you what we find, not what sells the biggest job
2. Detailed proposal β€” scope, timeline, and cost laid out clearly before anything starts
3. Scheduling around your operations β€” we work around your facility, not the other way around
4. Ex*****on with the same team β€” no subcontractor handoffs, no surprises mid-project
5. Final walk-through β€” we don't consider a project done until you do

Storms don't just cause the damage you can see. They expose weaknesses that years of sun, wind, ice, and temperature swings have already been building.

That's why our inspectors don't rely on drone footage alone. We physically walk your roof, touching and identifying issues that aerial views can miss. And because our team is insurance-trained, we document damage properly from the start, which helps speed up your claim instead of slowing it down.

The goal is simple: catch the small problems while they're still small. Waiting usually costs more than acting early.

If a recent storm has you wondering about your roof's condition, we're happy to take a look. 816-896-4112 or ADVANCEDROOFINGTECHLLC.com.
