One of the things I enjoy most is helping clients visualize the details that make a house unique. Today we received this beautiful trim sample package from WindsorONE, and it's going to be a great tool for future projects.

The kit includes several of their most popular trim profiles and makes it easy to compare styles, proportions, and details right in the field. Having samples in hand helps homeowners make confident decisions and ensures everyone is on the same page before installation begins.

A big thank you to our rep for putting this together. This will definitely be making its way to job sites and client meetings across our projects.

Grading and compaction may not be the glamorous part of building a home, but it’s one of the most important. Today we finally got a break from the rain, so the crew is back out continuing the grading and compaction around the house. Every slope and elevation is designed with purpose — directing water flow toward the culvert exactly the way the drainage plan was engineered.

Good drainage protects the foundation, protects the crawl space, and protects the investment for years to come. Building a high-performance home starts from the ground up.

Beautiful Saturday morning out at The Cottage. Today the plumbing crew officially started the plumbing top-out — all the water lines, drain lines, vent pipes, gas lines, and everything that goes behind the walls before insulation and drywall.

It’s about a three-day process, and seeing all these systems start coming together is always exciting. Every phase matters when building a quality custom home, and today was a great day to get started. 🔨🏡

Another big milestone today at our Cottage Home. The structural steel porch posts are officially being installed on the front and back porches, and they were custom painted to perfectly match the Sierra Pacific windows and exterior doors.

Everything is coming together exactly as planned, and with the temporary front bracing finally coming down, you can really start to see the true architecture and clean lines of the Cottage come to life.

Beautiful weather, a smooth install, and a great way to head into Memorial Day weekend. We’re grateful for the crews that continue to help bring these projects to life every single day.

This morning one of my guys called me to say someone broke into his work van and stole nearly $15,000 worth of tools. They even tried to steal the van, but thankfully the kill switch stopped them.

What people don’t realize is that this doesn’t just cost money — it usually puts hardworking crews behind about two days while we replace the tools and get back up and running.

To whoever took them, I truly hope whatever you gain from those tools changes your life for the better. Stealing is not the way. I hope you find peace, purpose, and Jesus.

The details are what bring a custom home to life. Today we received the structural steel porch posts, finished in a beautiful bronze color that will tie everything together perfectly. We intentionally matched the bronze finish to the exterior cladding color of the windows and sliding doors to create a clean, cohesive look throughout the home.

It’s exciting to see the design vision start coming together piece by piece. These porches are going to be something special.

We’ve been told countless times that conditioned crawl spaces in Houston “can’t be done.”

This project is proof that they absolutely can.

With the right team, the right building science approach, the right waterproofing systems from and attention to detail, we’re creating durable, high-performance homes designed for the Gulf Coast climate.

It takes knowledge, planning, experience, and trades that truly care about the details. When all of those pieces come together, systems like this become possible.

Building better homes starts below the floor system.

Day 3 of waterproofing at one of our high-performance crawl space projects using the WR Meadows MEL-ROL system.

This system is all about proper sequencing and attention to detail. Here are the 5 major steps we follow during installation:

1️⃣ WR Meadows BEM — applied at all corners, transitions, and joints for reinforcement and sealing.

2️⃣ MEL-PRIME — primer/adhesive applied to prepare the surface.

3️⃣ WR Meadows Detail Strip — installed at all critical transitions and corners.

4️⃣ Additional MEL-PRIME and installation of the main 60-mil MEL-ROL waterproofing membrane.

5️⃣ MEL-DRAIN installation — a dimple drainage mat that protects the membrane and helps relieve hydrostatic pressure.

We have entrusted waterproofing systems for over 20 years because they perform. These products have consistently proven themselves in demanding residential and commercial applications, and we believe long-term durability starts with the materials behind the walls and below grade.

Building high-performance homes starts long before the finishes go in.

We’ve had a lot of people ask why we chose the WR Meadows waterproofing system for this project. The answer is simple — we don’t compromise when it comes to materials and long-term performance.

We’ve been using products for over 20 years, and they’ve consistently proven themselves in some of the most demanding applications in construction. WR Meadows has been manufacturing waterproofing products for over 100 years, and their systems are trusted not only in residential construction, but also in large commercial buildings both above and below grade.

When building high-performance homes, the products behind the walls matter just as much as the finishes you see every day. Waterproofing is one of the most important components in protecting the structure for the long term, and we choose materials we know will perform.

At Monarch Custom Homes, we believe quality starts long before the drywall goes up.

Starting the waterproofing process today at one of our high-performance crawl space projects using the MEL-ROL waterproofing system.

Step 1: Applying WR Meadows BEM at all corners and transitions to create a proper seal and reinforcement at critical areas.

Step 2: Applying MEL-PRIME, which acts as the primer and adhesive for the membrane system.

Step 3: Installing the WR Meadows Detail Strip before the full membrane installation begins.

Proper waterproofing is all about preparation, sequencing, and attention to detail. This is a multi-step system designed to help protect the structure from moisture intrusion for years to come. More videos to come as we continue through the process.

First rough blower door test on our cottage home out in came in at 2.1 ACH50 — already about 2x tighter than ENERGY STAR standards.

What makes this result even more exciting is that the final roof decking and on the overhangs are not permanently installed yet, which means the home should get even tighter once those assemblies are completed.

A blower door test helps us measure unwanted air leakage and identify where air infiltration is occurring so we can improve the building envelope. High-performance homes are built, but they also have to be measured.

Our goal on this home is around 1 ACH50 or below.

Building healthier, more durable, and more energy-efficient homes one detail at a time.
