Inspections are critical during construction. The "hold down" in the picture was installed with non corrosion resistant nails (fasteners). The fastener heads have begun rusting 2 to 3 weeks after installation. The hold down is critical for the wall strength, especially in high wind situations. Fortunately the correction will be made prior to covering it up with brick.

From an overseas client responding to my question about stucco repairs noted from the inspection.

Hi, Richard!

We received two bids on the stucco work. One came in at just over $7200; the other at nearly $19,000! We figured out that the main difference is the second bid is very thorough/detailed and includes repainting the entire exterior of the house with a special paint. I think when you take that out, they come in roughly around the same price. Overall, the exterior is in pretty good shape:). Obviously, this factored into our negotiations, and the seller came down $10,000 off the list price. We were hoping for about another $3-5,000 more to address other issues in the inspection report, but they weren't willing to budge because there was a list of people interested in this house. We feel good about the purchase and are thankful for all the trustworthy eyes on the ground.

Received from a recent client.

Richard did such a thorough job at inspecting our new build right before our one year warranty was up. He noticed significant things that required attention, and in places of our home we would never have noticed or accessed ourselves. With his professional documentation, we were able to submit the list of things that needed improvements to our builder and there was a quick turnaround in repairs. The cost of repairs that he noticed far outweighed the costs of his services. We're so glad we did an 11-month warranty inspection, and we definitely recommend RW Home Inspections!

I don't think I know anyone who is so professional, meticulous. and deliberate in everything he does. Right from arriving 10 minutes early to going over and above what is expected from an inspection. He was at the property for nearly 5 hours. We were able to knock off 10,000 dollar's off the selling price based on all that he found. It certainly paid for his inspection many times over.

No need to make your A/C work harder than it already is. Simply pipe wrap insulate your "suction line" and you have a more efficient cooling system. Cost's about $15 for insulation and some metal AC tape. The sun deteriorates the black pipe wrap insulation so a UV ray protection cover should be installed over the wrap.
