Would you know what caused damage like this in your home? 👀🏠

Some pests are easy to spot. Others stay busy where no one can see them - behind walls, under floors, and deep inside wooden framing 🪵

At first, it might be a small crack, a soft spot in the wood, or a section of wall that looks a little off. Easy to ignore, right?

Got the keys to a new house? Before you unpack that last box, there’s one document worth looking for 🏠

Your general home inspection didn’t automatically include a wood-destroying insect inspection. In Texas, it’s a separate service that must be specifically requested.

Take a look through your closing packet for the Texas Official Wood Destroying Insect Report. If you don’t see it, there’s a good chance the inspection was never ordered.

And if you do find one, remember that it only records what was visible and accessible on the day of the inspection. It isn’t a warranty that termites or other wood-destroying insects aren’t there.

That’s why the first month in a new home is a good time to get familiar with the property yourself. Walk the perimeter with a tape measure. See where rainwater and AC condensation drain. Check the garage seal, roofline, mulch beds, and the spaces around utility lines.

Austin neighbors, now that school is getting back into full swing, here’s a quick heads-up 👋

You know that first good rain after weeks of dry August weather? The one that cools everything down for about five minutes and somehow leaves the porch covered in crickets? 🦗

That rain is part of a bigger seasonal shift happening around your home.

Right now, attics are reaching some of their hottest temperatures of the year, which can send scorpions looking for a cooler place to hide. As the ground dries out, roaches start searching for moisture. And once nighttime temperatures begin to drop, rodents start checking garages, rooflines, and other possible ways inside.

Back-to-school routines can mean more snack crumbs and more doors opening and closing, but the weather is what really sets this seasonal pest activity in motion.

It’s much easier to prevent pests from getting inside than to deal with them once they’ve settled in. A quick walk around your home can tell you a lot—if you know which gaps to check and just how small an opening pests actually need.

The kitchen looks clean. Counters wiped, trash out, dishes done, and no food left sitting around.

So why do roaches keep showing up? 🪳 Even a clean kitchen can have what roaches need in places regular cleaning doesn’t reach: behind appliances, inside cabinets, and around plumbing.

That doesn’t mean you’ve done anything wrong. Roaches are good at finding the parts of a kitchen people rarely see.

When we inspect for roach activity, we focus on areas where they can go unnoticed:

🔍 Under the sink and around the plumbing
💧 Areas where moisture collects
🔥 Behind and underneath appliances
🏠 Gaps around pipes, wiring, and cabinets
🍞 Food debris in hard-to-reach places
🚪 Entry points around doors, utility lines, and exterior walls

Where you see them matters too. A roach near the back door may have come from outside, while repeated activity near the sink or stove can point to a hiding spot closer to the plumbing or appliances.

If your kitchen is clean but the roaches keep coming back, the source may be somewhere you can’t easily see.

A rat can use the same strip of your yard every night without ever crossing the open lawn 🐀

Fence lines, sheds, dense plants, and trash areas give rodents cover as they move between food, water, and shelter. When they run the same route night after night, they start leaving clues behind.

You might spot a narrow path pressed into the grass, droppings behind the bins, dark rub marks along the bottom of the fence, gnawed containers, or disturbed soil near a gate or shed 👀 Small holes in the ground can point to a burrow close by.

Several signs along the same line show where rodents are travelling and what’s pulling them to that part of the property.

During an inspection, we follow the route to see whether it connects to a food source, a nesting spot, or a way into the house 🔍

You see a few wasps around the pool, and your first thought is usually: they’re after the water 💦

On a hot Texas day, they probably are ☀️ But the pool may be only one reason they keep coming back.

A typical backyard has plenty more to offer. Flowering plants provide nectar and attract other insects. Someone leaves a soda open beside the pool. There’s food on the grill, a trash can near the fence, and sheltered spots under the eaves, patio roof, or outdoor furniture where wasps can build without being disturbed 🌿🥤🍔

That can put water, food, and shelter within just a few yards of one another.

What tells us more is where the wasps go after they leave the water.

One wasp stopping by the pool for a drink isn’t unusual. But if several wasps keep flying toward the same shrub, patio corner, fence post, or section of the roofline, there may be a nest or another steady food source nearby.

If wasps keep showing up around your pool, watch where they’re going from a safe distance. The pool may be only one stop.

Getting chewed up by mosquitoes on the patio while the rest of the yard looks dry? 🦟😩

Most people check around the chairs, grill, or pool because that’s where the biting happens. But that only tells you where adult mosquitoes are finding you, not where they’re breeding.

Across the yard, a planter saucer may still be holding rainwater. A toy behind the playset could have filled up during last week’s storm. Even a low spot near the drain may stay wet long after the patio dries.

Shrubs and shaded corners also give adult mosquitoes a cool place to rest during the day. Once evening rolls around, they don’t have far to travel.

That’s why we don’t stand on the patio and assume the problem started there. We walk the yard, check the places where water collects, and look for the shaded areas where mosquitoes may be resting 🔍🏡

The spot where you’re getting bitten is only one piece of the picture.

Bird feeders rarely keep every seed off the ground. Birds knock some loose, and squirrels usually scatter even more. By the end of the day, there may be enough left in the grass for rats and mice to find after dark 🐦🐀

Where the feeder sits matters too. A feeder close to a fence, thick shrubs, a shed, or the space under a deck gives rodents cover as they move through the yard. Fallen seed is much easier to reach when they don’t have to cross much open ground 🌿

Take a closer look around the base of the feeder. Droppings, narrow paths through the grass, disturbed soil, burrows, or gnaw marks can all point to rodent activity nearby.

A tray beneath the feeder can catch much of the spilled seed, and cleaning the area before evening keeps it from sitting outside overnight. If you store birdseed in a shed or garage, keep the bag inside a sturdy container with a tight-fitting lid 🧹

You’re finally home 🏡

The bags are mostly unpacked, the fridge is restocked, and you’re already thinking about having friends over by the pool this weekend 🍹☀️

Unfortunately, the mosquitoes may have settled in while you were gone 🦟

The sprinklers kept running. A Houston storm came through. Rain collected in the toys left outside, on the pool cover where it sagged in the middle, and in the bucket nobody remembered behind the shed.

None of it looks like a big deal when you get home. The yard isn’t flooded, and the patio looks almost exactly as you left it.

But a week can be enough for small pockets of water to sit undisturbed, especially in shady areas where they don’t dry as quickly. By the time you’re ready to spend an evening outside again, you may already be noticing more mosquitoes.

Before the drinks go on ice and everyone heads to the patio, empty any water that collected while you were away. Check the toys, containers, planter saucers, pool cover, and folds in any tarps 🪣🪴

It depends on what you’re dealing with.

⚪️ Monthly service can be a good fit for ongoing mosquito control or flea problems that need regular follow-up.

🟡 Quarterly service is a practical starting point for many Texas homes. Pest activity changes throughout the year, and regular visits can help address those changes before a small issue becomes harder to manage.

🟢 Annual plans are often tied to termite protection or monitoring. They typically work alongside general pest control rather than replacing it.

Before you sign anything:

🔍 The first visit should start with an inspection. If a technician goes straight to spraying without walking the property or explaining what they found, ask questions.

📄 Read the contract and check the licensing details. Make sure you understand what’s included, how often service happens, and what happens if pests return between visits.

⏰ Signed up during a door-to-door sales visit? Review the cancellation notice in your contract right away.
