Have you heard about ice damning and the effects it can have on your roof?

During a winter storm, it's imperative to pay attention to the areas along your gutter lines, chimneys, and skylights for any signs of leaking. Any visible spots on your ceiling or walls can be a potential sign of significant damage from ice damming.

An ice dam forms when the heat from the inside of the house warms the roof which causes the underside of the layer of snow on the roof to melt. The melting snow/ice will then filter down the roof between the layer of snow and the shingles until it reaches the eave of the roof. The eave or gutter line stays colder than the rest of the roof since it's the outermost extension of the roof. Therefore as the water reaches the gutters it begins to freeze which causes ice to form at the edge of the roof. Icicles are a good example of this process.

The flatter the roof, the easier it is for an ice dam to build. Gutters at the eaves can also trap snow and ice. If snow and ice build up high enough in the gutter, it can provide a foundation for an ice dam. If you do not have drip edge installed along the gutter line, the melting snow/ice can back up behind the gutter and can seep underneath the shingles or even past the fascia. Once the water has penetrated the fascia or the roof sheathing, it will eventually drip onto the insulation, down onto the ceiling drywall, or exterior walls beneath the eave, ruining sheetrock and paint.

The end result is damage to the exterior and interior of your home.

The root causes of ice dams are poor attic ventilation, insufficient insulation, and the lack of ice & water shield along your gutter lines.

Depending on the age of your home, you may not have ice and water shield installed along your gutter lines which is a building code requirement today but was not required back then.

This is one of the reasons why roofing companies ask for the age of your roof, it's an excellent indicator of what might be the main issue at hand.

Resolving your ice dam issue will considerably reduce any significant loss of heat from your home by improving your attic ventilation and the amount of insulation.
