A $20 filter you forgot to change is going to cost you a $2,500 compressor.

Most homeowners think the filter is about clean air. Allergies. Dust. It isn't. The filter has one real job. Keep airflow moving so the system doesn't tear itself apart.

When the filter clogs, airflow drops. In summer, warm air stops moving over your evaporator coil. The coil gets too cold, frosts over, turns into a block of ice. AC keeps running, nothing comes out the vents. The compressor's been running against a frozen system for hours. That's how compressors die.

Winter is the same airflow problem with different damage. Hot air can't escape the furnace fast enough. The heat exchanger overheats and cracks. A cracked heat exchanger means carbon monoxide in your house or a $3,000 furnace replacement. Sometimes both.

Pull your filter right now. Hold it up to a light. If you can't see through it, you waited too long. Standard 1-inch filter, change every 60 days. 4-inch media filter, every 6 months. Set a phone reminder.

Turning your AC off when you leave for work isn't saving you money. It's costing you more.

Here's what most people don't realize. Your AC isn't just cooling air. It's pulling moisture out of your whole house. Drywall, furniture, carpet, all of it. Shut the system off for 9 hours and your house turns into a sponge. Crank it back on at 5pm and the AC spends 2 to 3 hours just removing that moisture before it ever starts cooling. That's the expensive part of the cycle. Big draw, long runtime, high bill.

The right move: don't turn it off. Set it higher. 72 when you're home, 78 when you're gone. The system cycles minimally during the day, humidity stays controlled, and when you walk in at 5pm it hits 72 in 20 minutes instead of 3 hours.

Programmable thermostat. Set it once. Forget about it.

If your house feels freezing and you're still sweating, your AC isn't broken. It's too big.

Your AC has two jobs. Remove heat. Remove moisture. To pull moisture out, the system needs to run long enough for warm air to pass over the cold coil and drop water. An oversized system hits the thermostat setpoint in 8 minutes, shuts off, and never runs long enough to dehumidify.

Cold air, wet room. That's the trade-off you didn't know you were making.

Most homes have this problem because the original installer didn't do a load calculation. They walked the house, eyeballed the square footage, and added a half-ton "just to be safe." That guess is the reason your master bedroom feels like a basement.

Before any contractor quotes you a new system, ask for a Manual J load calculation. Not a rule of thumb. The actual math.

Cranking your AC to 65 isn't going to cool your upstairs faster. It's a myth that costs you money every summer.

Most two-story homes on the North Shore have the same problem. Upstairs duct runs are 2-3x longer than downstairs runs. By the time air reaches your bedroom, it's lost half its punch.

And here's the kicker. Most of those ducts were never actually sized for the upstairs. The original installer eyeballed it. No load calculation, no static pressure measurement, no math. Just a guess that's been baked into your house for 20 years.

If a contractor wants to sell you a second system before measuring airflow, find a new contractor.

That dirty coil forces your compressor to work harder than it was designed to. Higher energy bills, shorter equipment life, and eventually a breakdown at the worst possible time.

Two things we check on every tune-up that most people don't think about:

1. Capacitor condition. A worn capacitor fails at startup, which puts massive strain on your compressor. Replacing a $150 capacitor before it goes is the difference between a service call and a $1,000+ repair.

2. Coil cleanliness. A clean coil transfers heat efficiently. A dirty one makes your system fight itself all summer.
