Getting ready for spray foam! The electric, plumbing, HVAC, and tech rough in has been completed and will have inspection early next week! Today we also had the ground gently graded to get ready for the driveway. Windows and doors arrive for installation next week too. The exterior is going to come together very quickly after that!!

Here is something you won’t find at other homes in Fredericksburg… a manifold bank for your plumbing. There are two of these at the Alpine Street home, one on each side of the house next to the instant hot water heaters.

This provides an individual hot and cold water line to every fixture in the home, much like an electric panel. Instead of ever needing to shut off the water to the entire home to address a leak, you only have to turn off that one fixture and everything else stays on!

We are putting thought into all aspects of this house, whether you see them or not!

Storage is a very important aspect of homes, and there’s never enough. On Alpine Street we wanted to overcompensate for this.

We built a staircase going above the 3-car garage that is fully decked with a 9 foot ceiling. We will be spray foaming the rafters to keep it moderately climate controlled, and give optionality for future finish out. When you turn around, we created additional storage on opposite sides of the doorway, and one side leads to the catwalk for easy access to the HVAC, instant hot water heater, and the plumbing manifold (to be installed later this week as part of another post).

On the opposite side of the home we have installed a heavy duty steel retractable ladder with telescopic handrails up to additional storage, the second HVAC, instant hot water heater, and plumbing manifold.

These little things are hidden but make a big difference when you need a place for Christmas decorations, toys, boxes and anything else!

Framing is nearly finished and we are very pleased with the result. We have been busy with HVAC, plumbing, and electrical rough in components and those are making excellent progress!

For the Alpine Street project we are beginning to order important finishes. Because we source our materials directly from the manufacturers we can see exactly how they are manufactured from start to finish. For example, here is the master bathtub. This marble tub was carved from quarry blocks and has been polished to a mirror shine. It’s beautiful!
