🔧🚽 WHAT’S UNDERNEATH MATTERS! | A&R LUXE

Not every home improvement project starts with something beautiful. Sometimes, the most important work is what you never see once the job is finished.

This bathroom project involved addressing an old, deteriorated toilet fl**ge area, working around the existing drain connection, and restoring the surrounding flooring for a clean, finished appearance.

🛠️ A closer look at the process:

✔️ Removal of the existing toilet
✔️ Exposing the old drain and fl**ge area
✔️ Floor preparation around the plumbing connection
✔️ Restoration of the surrounding wood-look flooring
✔️ Toilet reinstallation and finishing details

From the rough beginning to the finished bathroom, every stage deserves attention.

Because a beautiful finish means more when the work underneath is done right.

At A&R Luxe, we believe even the smallest repairs deserve craftsmanship, dedication, and pride.

Sometimes an upgrade isn’t just about making something look better—it’s about making the space more comfortable, cleaner, and more modern.

Out with the old window A/C setup and in with a ductless mini-split system, giving this space a major climate-control upgrade while cleaning up the overall appearance.

🛠️ Ceiling Repair & Texture Restoration | A&R Luxe

A quality finish starts long before the paint goes on.

For this project, we carefully protected the floors, walls, cabinets, countertops, fixtures, lighting, and surrounding areas before beginning the ceiling work. Damaged and previously repaired areas were addressed, finished, and prepared before restoring the ceiling texture for a consistent appearance throughout the space.

From drywall finishing and surface preparation to texture application and final coating, our goal was to make the repaired areas blend naturally with the existing ceiling—not look like patches.

✔️ Complete masking & property protection
✔️ Ceiling and drywall repairs
✔️ Tape, bed & surface preparation
✔️ Sanding and blending of repaired areas
✔️ Existing texture matched and restored
✔️ Texture sprayed for an even, consistent finish
✔️ Final ceiling preparation and coating

The finished product matters—but so does everything that happens before it.

At A&R Luxe, we protect the home, prepare it properly, and pay attention to the details from beginning to finish.

🔥 Bringing an Original Wood Fireplace Back to Life | A&R Luxe

Sometimes a beautiful transformation doesn’t require replacing what’s already there—it just needs the right restoration.

For this fireplace, the existing chevron-pattern wood had become faded, dry, and had lost much of its original richness. Instead of covering or replacing it, we restored the wood to bring its natural grain, knots, color, and character back to life.

The result is a warmer, richer wood finish that makes the original chevron pattern stand out again while preserving the character of the fireplace.

✨ Original wood preserved
✨ Wood cleaned and refreshed
✨ Natural grain and color revived
✨ Richer, warmer finish
✨ Existing fireplace given a completely renewed appearance

Old wood. New life. Same character.

FROM OUTDATED TO FRESH, CLEAN & MODERN — THE A&R LUXE TOUCH

This project started with an interior that needed more than just a fresh coat of paint. The entrance vestibule, hallway, living room and dining area had a combination of old flooring, dated colors, worn trim and doors, and surfaces that needed preparation before the new finishes could come together.

We began with demolition and preparation, removing the existing hallway tile and cement backer board, taking out old baseboards and preparing the different floor surfaces for the new installation. Walls, ceilings, doors, frames and trim were repaired and prepped where needed to create a clean foundation for the renovation.

Next came the transformation.

• New luxury vinyl plank flooring was installed continuously through the renovated areas, bringing the different rooms together with one clean, modern look.
• Walls were refreshed in a warm, clean beige tone to brighten the home while keeping it comfortable and inviting.
• Ceilings were finished in crisp white to reflect more light and open up the rooms.
• New smooth square baseboards were installed for a simple, contemporary finish.
• Doors, jambs, frames and trim were repaired, prepared and refinished to coordinate with the new color palette.
• Existing details were carefully worked around so the renovation would feel connected to the character of the home rather than simply covering it up.

One of the biggest changes is the way the new flooring and lighter finishes now connect the vestibule, hallway, living room and dining room. What began as several visually separated spaces now reads as one continuous interior.

This project is a perfect example of what A&R Luxe is about: working with what a home already has, correcting what needs attention, and using thoughtful finishes to completely change how the space feels—without making the project unnecessarily complicated or expensive.
