Payment is always a big question for the consumer, and I keep getting calls about should I give a downpayment to my contractor, should I give payments for partial work, and what if they want paid in full before the job is done?

The answer or at least the advice I can give after 25 plus years in the business. Do some diligence prior to hiring anyone.

1) Research your contractor. Start on Indiana my case. If everyone is suing him... walk away.

2) Cash is not King in the contractor world. If a General Contractor requests cash or gives a cash discount... they are evading taxes and they have a responsibility as a business, as an American Citizen, and as a Contractor to report income. You pay taxes they should do the same.

NEVER PAY FOR AN ESTIMATE OR DRAWING.

3) Ask to see a copy of their Building Contractor/ Allen County License.

4) Before you hire them ask for a Scope of Work and have them walk you through the details of the job... down to the color of the trim, paint, and type of plant they will replace if disturbed. The final scope of work should include a Contract that both parties' sign. No contract equals a Handyman service or completed when he feels like it.

5) Trust your gut. If you don't like your Contractor before the job starts... you're going to hate him when or if it's over.

6) Ask for location improvement permits (And) building Permits prior to start and payment. If they say is not applicable ask to see your local governments "Not Applicable" response.

7) Ask for a draw schedule on any and every project regardless of the cost. The Money the Contractor Request Prior, During, and on Completion. A percentage down on materials is ok. after that 1/3, 1/2 or 3/4 based on completion is ok. if you're comfortable with everything listed above.

8) Under No Circumstance should you ever make full payment on a job or project that is not complete.
