The first meeting is a lot less formal than people expect.

You bring your range, we pour the coffee, and we look at what built your number together. The land answer, the finish level, the extras. No contracts on the table, no hard sell, and nothing happening behind a curtain.

By the time the cups are empty you know what your range really covers, where it flexes, and what your next step looks like. Some folks head straight to a lot walk. Some go home and think on it for a month. Both are welcome here.

Run your range first. The estimator is linked in the comments, and it makes that first cup of coffee a lot more productive.

We had to call in celebrity talent for this one! 📹

Pricing the house you keep talking about takes one couch, two coffees, and about ten minutes. No appointment, nobody selling, just the two of you and a real range.

What a square foot price hides, slide by slide.

The same money can buy two very different homes. Allowances, site work, warranty, and who answers the phone decide the value, and none of it shows up in the per-foot math.

Two bids, twenty dollars apart per square foot. They can be two completely different homes.

Price per foot tells you what a home costs. It cannot tell you what the money buys. Here it buys real allowances, real site work, a real warranty, and a builder who answers the phone.

The estimator gives you a real range. The real number still gets built on paper, together.

Here is exactly what the range covers, what it can't, and what happens next.

Rumor numbers rule people out of homes they could actually build. Trade the guess for a real range.
