This roof had more than 300 cracked lightweight concrete roof tiles.

At first glance, you might think that was the reason for the leaks.

It wasn't.

Once we removed the tiles around the skylights and chimney, we found the real issues. Several areas were missing aluminum tile pan flashing, mortar had been used where proper flashing belonged, and one section of the roof deck had been damaged by moisture over time.

We replaced the damaged tiles, installed new aluminum tile pan flashing, added self-adhered waterproofing around the skylights and chimney, replaced the damaged plywood, and rebuilt each area correctly before reinstalling the surrounding tiles.

One of the most important parts of a roof inspection is finding the problems you can't see from the ground. That's where experience makes the difference.

🚨 The insurance company thought this roof could be replaced with shingles.

The problem?

The homeowner didn't have a shingle roof.

One of the biggest misconceptions about roof insurance claims is that the insurance company's first estimate is the final answer. In reality, it's often just the beginning of the claims process.

This homeowner in Escondido contacted us after high winds damaged the existing metal roof on their mobile home. The original insurance estimate proposed replacing it with asphalt shingles and simply wasn't enough to restore the existing roofing system.

After inspecting the roof, we documented the existing conditions and provided the information needed to support a like-kind replacement. The insurance carrier revised the claim, allowing the homeowner to receive substantially more insurance benefits under their policy and move forward with a roofing solution that better reflected the home's existing roof.

The project became even more unique because mobile home roofing permits for this community are processed through Riverside County. Their approved construction requirements required the existing metal roof to remain in place.

Working with WeatherBond, we installed a fully adhered TPO roofing system directly over the existing metal roof using CAV-GRIP bonding adhesive, heat-welded seams, and TPO-coated drip edge, creating a durable, energy-efficient roofing system built for decades of protection.

This project is a great reminder that every insurance policy is different, every roof is different, and every claim deserves a thorough inspection before deciding what the proper solution should be.

When you can see fiberglass, your roof is telling you something. 🏠☀️

This roof in Vista had reached the point where the protective granules had worn away, exposing the fiberglass mat beneath the shingles. Once the fiberglass is exposed, the shingles lose much of the protection they were designed to provide, leaving the roof more vulnerable to sun, weather, and eventually leaks.

For this project, we removed the aging roofing system and installed Titanium 30 synthetic underlayment before finishing the roof with Owens Corning Oakridge architectural shingles in Amber. While the new roof gave the home a beautiful updated appearance, the biggest improvement is the complete roofing system underneath.

One of the most common misconceptions is that a roof only needs to be replaced once it starts leaking. In reality, the warning signs usually show up much earlier. Exposed fiberglass, excessive granule loss, curling shingles, and brittle roofing materials are all indicators that a roof is nearing the end of its service life.

Replacing a roof before water intrusion begins is almost always less stressful and more predictable than dealing with emergency repairs after a leak develops. 🔨

This Fallbrook home came with a challenge before we ever climbed onto the roof. Limited driveway access meant every bundle of shingles, every piece of debris, and every delivery had to be coordinated to keep the project moving efficiently.

Once work began, we removed two existing layers of roofing, exposing the roof deck so the new roofing system could start with a clean foundation. In total, this project covered more than 50 squares, making planning and organization just as important as the installation itself.

The homeowners selected Owens Corning Duration Cool shingles in the Night Sky color, giving the home a bold new appearance while installing a complete roofing system designed for long-term protection.

One thing many people don't realize is that tearing off multiple roofing layers adds more than labor. It also adds weight, debris handling, and time. One photo from this Rancho Santa Fe project explains why tile roofs eventually need a lift and lay. 🏡

This custom home near the golf course came to us after a general contractor saw our work on another new construction project and asked Zenith Roofing Services to handle the roofing on this build.

We installed Westlake Saxony 900 concrete tile in Blend Charcoal over Malarkey Right Start UDL synthetic underlayment, working alongside the painters, stucco crews, window installers, deck contractors, plumbers, and the general contractor to keep construction moving on schedule.

One of the photos from this project also shows something homeowners almost never get to see.

It shows what 30-year-old tile underlayment looks like after the tiles have been removed. Notice how the underlayment has worn through where the flat portion of each concrete tile rests. Years of heat, expansion, contraction, and the weight of the tile slowly wear away the waterproofing layer beneath the roof.

That's why tile roofs can begin leaking even though the concrete tiles themselves still look perfectly good from the ground. The tiles are designed to shed water, but it's the underlayment underneath them that keeps the home dry.

By the time you can see damage from inside the house, that aging process has usually been happening for years.

Sometimes the part you can't buy is the part you have to build. 🔨🏡

This Valley Center home featured an older Los Arcos concrete tile roof, and that created an interesting challenge. The original tile profile has a much larger barrel than today's concrete roof tiles, and the matching bird stop flashing is no longer manufactured.

Instead of trying to make a standard product fit, we fabricated custom metal bird stop flashing to properly support the existing tile and maintain the integrity of the roofing system.

After removing the tiles, we installed two layers of Malarkey UDL synthetic underlayment, renewed the waterproofing beneath the roof, and carefully reinstalled the original tiles. We also replaced the low-slope roof with a terra cotta granulated two-ply torch-down roofing system, giving every section of the home the roofing material best suited for its design.

To finish the project, we pressure washed the tile roof, revealing the natural color that had been hidden beneath years of dirt and weathering. The difference was incredible.

Every roof has its own challenges. Sometimes the right solution isn't found in a catalog. It's built specifically for the home.

This Escondido home received a new Owens Corning Duration Amber shingle roof along with a torch-down roof over the patio. Each roof section was built with the material best suited for its slope, giving the home a complete roofing system from front to back.

The best roofing material isn't the same for every roof. It's the one designed for that specific application.

Some of the best roofing projects don't stop at the roof.

This Murrieta home received a complete exterior water management upgrade, starting with a concrete tile lift and lay. We carefully removed the existing roof tiles, installed two layers of Malarkey UDL synthetic underlayment, updated the flashing details, and reinstalled the original tiles to give the roof a new waterproofing system while preserving its appearance.

We also replaced two skylights with new Solar Industries curb-mounted units. Installing skylights while the roof is already opened up allows the flashing system to be built correctly from the underlayment up instead of trying to work around an older installation.

To finish the project, we installed new 6-inch white seamless gutters. Gutters are often thought of as a separate trade, but they're an important part of the roofing system because they help control where rainwater goes after it leaves the roof.

When the roof, skylights, and gutters are designed to work together, each component helps protect the next, creating a more complete and dependable roofing system.

One home. Two roofing systems. One plan. ☀️🏠

This Clairemont home in San Diego was completed alongside one of our trusted solar partners, making timing just as important as the installation itself. Before the solar system could be put back into service, the home needed a new roofing system built to last.

The front of the home received Owens Corning Duration Cool shingles in Shasta White, while the rear low-slope roof was replaced with a mechanically attached TPO roofing system installed over fan-fold insulation.

Many homeowners don't realize that solar and roofing go hand in hand. If a roof is already nearing the end of its service life, replacing it before solar installation can save thousands of dollars by avoiding the cost of removing and reinstalling panels years later.

Every section of this roof was designed for its specific purpose. Shingles where the roof pitch allows water to drain quickly, and TPO where a durable waterproof membrane is the better solution for the low-slope section.
