Carlsbad, CA: A tile roof can still look great from the street while the underlayment beneath it is reaching the end of its service life.

This flat tile roof was a good fit for a lift and lay. We carefully removed and stored the existing tile, installed two layers of Titanium UDL 50 synthetic underlayment, completed the standard waterproofing details, and reinstalled the tile.

Vista, CA: The tile still looked good. The waterproofing underneath was the part that needed renewal.

This large tile roof lift and lay gave the home a new underlayment system without replacing usable tile.

Escondido, CA: The next rain was one day away, and water was already reaching a furniture store’s inventory.

Older tar and gravel roofs can be difficult to diagnose because the interior stain is not always directly below the actual entry point. We measured from the stain inside the building, located the matching area above, and opened the roof to find the leak source.

After clearing back the gravel, we installed a torch-down patch, reinforced the patch edges with fiberglass webbing, and applied three courses of modified mastic to tie the repair into the existing roof. It rained the next day, and the repaired area remained dry.

A targeted repair can buy valuable time on an older commercial roof, but only when the leak is properly traced and the patch is tied in correctly.

Vista, CA: A cracked mortar seal around one pipe was letting water get underneath this villa tile roof.

The leak was not just a surface issue. Once water got past the cracked mortar, it was able to reach and wear the underlayment below the tile.

We opened the affected area, repaired the underlayment with Malarkey RightStart UDL, installed new primary flashing and a pipe bib, then reinstalled the existing tile. On tile roofs, the visible tile sheds most of the water, but the flashing and underlayment underneath are what protect the roof when water gets past it.

That gravel on an older flat roof is doing more than most homeowners realize. It helps protect the asphalt roofing plies from direct sunlight. When the gravel shifts or wears away, the exposed material can dry out, crack, and eventually allow water to reach the roof deck.

That was happening on this Rancho Bernardo home. The low-slope section had displaced gravel, exposed plies, cracking, and several old mastic patches. We restored the area with a Johns Manville DIBITEN APP modified-bitumen torch-down membrane and added decorative perimeter tiles for a clean transition into the surrounding tile roof.

Our crew lifted the existing tiles to repair the waterproofing below. We installed new 30-pound felt, added Titanium PSU30 around the chimney, and installed wood battens to support the tiles on the steep roof slope. The original tiles were then carefully reset.

Escondido homeowners, your roof can be leaking before you ever see a stain on the ceiling. ⚠️

That is what made this replacement more extensive than expected. Years of moisture intrusion beneath the aging shingles had damaged multiple sections of the plywood roof sheathing. Much of the deterioration remained hidden until we removed the old roofing.

We removed the obsolete solar water-heating equipment, replaced the damaged plywood sheathing, and dried in the roof with Titanium UDL30 synthetic underlayment. We then installed GAF Timberline HD architectural shingles in Weathered Wood with GAF starter strip shingles and RidgeGlass ridge caps.

The lesson is simple: do not wait for water to reach your drywall before having an aging roof inspected. Catching moisture intrusion earlier may prevent a standard roof replacement from becoming a much larger wood-repair project.

Six shingles. That was all the original insurance scope included. 👀

This Mira Mesa homeowner was facing a small roof repair that would not have addressed everything we found. Our inspection documented wind-damaged shingles, a deteriorated valley, and vulnerable low-slope transitions. The existing three-tab shingles were also discontinued, making a proper matching repair a challenge.

After the insurance carrier reviewed the additional documentation, the approved scope expanded to nearly half of the roof.

We removed one layer of roofing, replaced damaged plywood roof sheathing at the valley, and rebuilt the transition into the patio cover. The main roof received Owens Corning Oakridge shingles in Driftwood with Titanium UDL30 underlayment. We used Titanium PSU30 in the approximately 2:12 areas and installed a three-layer Owens Corning DeckSeal system across the low-slope sections.

For the approved work, the homeowner’s responsibility was limited to the deductible required by her policy.

The hardest part of this commercial roof replacement wasn’t the roof.

It was the four rooftop units sitting on top of it.

Before we could replace the aging tar-and-gravel roof on this Escondido property, all four equipment units had to be removed. That gave us the access needed to tear off the old roofing and install the new system correctly beneath them.

Our team installed new equipment curbs, replaced four roof drains, and completed the flat roof with a two-ply Johns Manville DIBITEN APP torch-down system. The rooftop units were then reinstalled, and we repaired the adjoining tile roof areas.

Here is the part property owners do not always see: a commercial flat roof is more than the white membrane. The details around equipment curbs, drains, penetrations, and roof transitions are what bring the entire system together.
