The "new construction premium" is narrower than it's been in a decade. Here's the math your real estate agent might not lay out for you:
A 1995 resale in Red Oak at $385k → add a new HVAC ($14k), a roof in 5 years ($18k), a kitchen refresh ($25k), and you're at $442k by year five.
A Camden Homes new build at $395k → builder warranty year one, 10-year structural, modern systems out of the gate.
