🏑 Part 5 of 5: Why the Quality of Your Fence Installation Matters More Than You Think

A brand-new fence almost always looks great on day one.

The real question is...

How will it look five years from now?

The difference isn't just the wood you choose or the warranty you receive. It's the quality of the installation.

A properly installed fence means:
βœ… Straight fence lines
βœ… Proper post depth
βœ… Gates that stay aligned
βœ… Quality hardware
βœ… Professional craftsmanship that lasts

The cheapest estimate may save money today, but poor installation can cost thousands in repairs and early replacement.

If you're replacing your fence, compare more than just price. Compare materials, post systems, warranties, installation methods, experience, and reputation.

Thank you for following our five-part series. We hope it helps you make an informed decision when it's time to invest in a new fence.

🏑 Another Beautiful Fence Complete in the Windsor Springs Neighborhood of Oak Point!

We recently completed 458 linear feet of 4-foot-tall black ornamental steel fencing for a homeowner in the Windsor Springs neighborhood.

This project features:
βœ… Three-rail design
βœ… Flat-top, picket-bottom rackable panels
βœ… 2" x 2" black powder-coated steel posts
βœ… Posts set a minimum of 24" in concrete
βœ… 4-foot-wide walk gate
βœ… 10-Year Workmanship Warranty

Rackable panels allow the fence to follow the natural slope of the yard without leaving unsightly gaps underneath, creating a clean, professional appearance from every angle.

Black ornamental steel fencing is one of the best choices for homeowners looking for security, curb appeal, and a virtually maintenance-free fence that will last for years.

If you're considering a new fence in Oak Point, Frisco, Little Elm, Prosper, Celina, or anywhere in North Texas, we'd love the opportunity to earn your business.

🚨 Part 4 of 5: Did Your Fence Contractor Pull the Required Permit?

One of the biggest mistakes homeowners make is assuming every fence contractor handles permits correctly.

The truth is, some don't.

Permits take time, paperwork, inspections, and money. Unfortunately, some contractors skip them to offer a lower price.

If a permit was required and wasn't pulled, you could end up dealing with:
βœ… City fines
βœ… Stop work orders
βœ… Inspection issues
βœ… Delays when selling your home
βœ… Costly modifications or even fence removal

Before signing a contract, ask one simple question:

"Does my project require a permit, and if so, who is pulling it?"

A reputable contractor should know the answer immediately.

Don't compare fence quotes on price alone. Make sure you're comparing what's actually included.

🚨 Not All Fence Quotes Are Created Equal! 🚨

One of the biggest mistakes homeowners make is comparing only the bottom-line price.

A fence quote that's thousands less than another may not include the same materials, hardware, or installation methods.

Before making your decision, ask:
βœ… Are the posts galvanized steel or wood?
βœ… What type of cedar is being used?
βœ… How deep are the posts set?
βœ… Are kickboards included?
βœ… What gate hardware is included?
βœ… Is there a workmanship warranty?
βœ… Is haul-off included?

If the answers are different, you're not comparing apples to apples.

We've seen quotes where the total price was less than what quality materials alone would cost us. That usually means something has to give.

Remember: A fence is an investment. The cheapest fence today can become the most expensive fence tomorrow if it needs repairs or replacement.

Take the time to compare what's includedβ€”not just the price.

Have questions about a quote you've received? We'd be happy to help explain the differences.

🚨 5 Questions Every Homeowner Should Ask Before Hiring a Fence Contractor🚨

Part 2: What Does the Warranty Actually Cover?

When you're comparing fence companies, don't just ask how long the warranty is. Ask what it actually covers.

A great warranty should answer questions like:
βœ”οΈ What if a post starts leaning?
βœ”οΈ What if a gate begins to sag?
βœ”οΈ Is hardware covered?
βœ”οΈ What happens if there's a defective board?

Also rememberβ€”a warranty is only as good as the company standing behind it. A 10-year warranty doesn't mean much if the contractor isn't around to honor it.

At Frisco Fence and Stain, we believe your fence should be built to last, and we stand behind our workmanship long after the installation is complete.

When you're investing thousands of dollars into your property, make sure you're protecting that investment.

Turn Your HOA Requirement Into a Backyard Upgrade If your HOA requires your trash cans to be hidden from view, why not make it easier on yourself at the same time? One of our favorite upgrades is installing a 4' x 7' concrete trash can pad with a gentle slope. Instead of dragging heavy trash cans through grass, mud, or uneven ground every week, you can simply roll them in and out with ease. Pair the concrete pad with a custom cedar shielding fence, and you'll have:
βœ” A clean, organized backyard
βœ” Easy access to your trash and recycling cans
βœ” Improved curb appeal
βœ” HOA-compliant storage
βœ” A durable, low-maintenance solution that lasts for years It's a simple addition that makes a big difference in your daily routine while helping keep your home looking its best. If you're considering a shielding fence, don't forget the concrete pad. Your back will thank you, and your HOA will love you.

🚨 PART 1 OF 5: Why Is One Fence Quote Thousands Less Than Everyone Else's? 🚨

If you're getting estimates for a new fence, here's my advice: always get 3–4 quotes.

Recently, I met with a homeowner who asked why our quote was about $3,500 more than another contractor's.

After looking at the numbers, I realized something didn't add up.

The other contractor's total price was only about $200 more than what I can buy the materials for.

So ask yourself...

How do they pay for:
βœ… Labor
βœ… Concrete
βœ… Steel posts
βœ… Hardware
βœ… Fuel
βœ… Insurance
βœ… Equipment
βœ… Warranties

The answer is...they can't.

Sometimes it's because the materials aren't what you're paying for. You may be quoted Western Red Cedar but receive Japanese Cedar, or simply be told "cedar" while receiving a lower-cost product.

Other times, contractors may be purchasing materials through questionable sources at prices that legitimate suppliers simply can't match.

The lowest quote isn't always the best value.

Ask questions.
Know what materials you're getting.
Compare apples to apples.

Your fence is a major investment. Make sure you're getting exactly what you're paying for.

Tomorrow in Part 2: Why your contractor's warranty may be worth more than the price difference.

🚨 North Texas Homeowners: This Is the MOST Important Time of the Summer to Water Your Fence Posts!* 🚨

I know I talk about this every summer, but there's a reason I keep bringing it up. Right now is the most critical time of the year.

Just this past week, I've been out on multiple leaning fence calls, and every single one had the exact same cause...

The soil is simply too dry.

When our North Texas clay soil dries out, it shrinks and cracks. As it contracts, it actually pulls away from the concrete and fence posts underground. Once that happens, your posts are no longer held tightly in place, allowing your fence to shift.

Here's what happens next:
❌ Fence starts leaning
❌ Gates begin dragging or won't latch
❌ Fence sections become uneven

Then we finally get rain...

The soil expands again and locks everything into its new leaning position. Unfortunately, the fence doesn't magically straighten back up.

Even worse, once a fence starts leaning, the rails and pickets begin to warp. Many times we can straighten the posts, but the lumber has already taken a permanent set, leaving the fence looking wavy even after it's repaired.

Here's how to prevent it:

πŸ’§ Water around each fence post at least twice per week.
πŸ’§ Soak the ground in about a 2-foot radius around each post.
πŸ’§ Keep the soil consistently moist, not muddy.

Think of it just like watering around your home's foundation. Consistent moisture helps keep the soil stable.

⚠️ Important: Leaning fences caused by drought and soil movement are not covered under warranty. This is considered an environmental condition and is preventable with routine watering.

A few minutes with a water hose each week can add years to the life of your fence and save you thousands in future repairs.
