Using hunting maps or apps to find your property lines is like using CHAT GPT for brain surgery instructions. It’s risky, often errant, and can lead to expensive, time consuming, and sometimes weighty mistakes. While you might be able to use these maps on large hunting tracts to give you a general idea of property lines (although one might argue that trespassing with a rifle accidentally on someone else’s property is even more dangerous), there are a few things to keep in mind:
1) The hunting app data, which is pulled from the county assessors records, is often flawed and can cause property lines that are listed on the app to be incorrect.
2) If using a cell phone to find a boundary line, your phone’s location is only accurate within ± 10 feet. If you’re thinking about installing a fence, building, landscaping, or another improvement, this could be a very costly error.
3) While the apps advertise their accuracy, most hunting apps have disclaimers indemnifying themselves in the event that a user is provided with incorrect data on the app. This means that you would be solely responsible for any such error.
If you’re trying to get a general idea of where your property lines are, start with your county’s Register of Deeds, and obtain the deed to your property. Measuring off your own property using the deed is an option for estimating the location of your property lines, although it is still risky and not legally-binding. Keep in mind that there are a lot of other factors that affect the determination of where your property lines are, which may not be evident on your deed.
If you want to know exactly where your property lines are and be provided with a written and recorded land survey including a map and legal description, we recommend ditching the hunting app and obtaining a formal boundary survey from a licensed Professional Land Surveyor. The survey, including the maps and written description, are formal legal documents, and defensible in court.
