Elevator in a renovation?

Yeah, no problem.

Forever homes are our thing- and more often than not we’re having the elevator and accessibility conversation. Blocking in the bathrooms for ADA handrails, low or no barrier entry into homes, curbless showers, 36” doors- they shout luxury and whisper “you’ll be here a while, settle in”.

There’s more than one way to skin a cat.

If you think about the realism of expression, that’s a weird one. But it applies to air sealing as well, SIGA tape joining drywall to our window jambs aids in reducing drafts and fortifies our air sealing efforts. Pitched window sills flashed with zip (or WRB of your choosing) guarantee water passively sheds to the exterior instead of sit in the RO.

Backer rod and sealant work similarly, both applications allow air sealing and waterproofing measure to exist independently and be executed intentionally. Closed cell foam (the crap in a can) will suffice if you’re comfortable with surface temperatures, moisture content of the framing and its ability to cure- but you really can’t rely on it to cure and adhere sufficiently.

What the hell is v***r permeability?

And why does it matter?

Exterior insulation works because it keeps the structure warmer, reducing condensation risk and improving comfort. But once you move the thermal boundary outward, you have to consider how the wall dries (not breathes).

Some exterior insulation is v***r open, some is v***r closed. Neither is “wrong,” but each requires a different approach. Get the ratios, materials, or layers wrong and you can trap moisture inside the assembly, especially in mixed and cold climates.

High performance walls need a clear plan for heat, air, and moisture. Exterior insulation changes that balance, which is why material selection and detailing matter just as much as R-value.

Energy efficiency isn’t just about hitting numbers. It’s about durability, resilience, and building homes that perform for decades.
