If your contract with your client established that you would perform the inspection in accordance with the NACHI Standard of Practice, you’re clear. The Standard of Practice specifically states (under “Limitations”) that an inspection does not determine the insurability of the property.

When ever you purchase your home, always keep extra money put a side to fix issues when they arrive because things break and ware out. It is not the inspectors job to fix any issues I just find them and document them.

For those that inspect older roof structures (this one was 120 years old). I often see 100 year old roof framing in the ATL that looks just like this, aging, 2x4s on 24'', redecked with asphalt shingling, etc. No additional supports ever added when the old wood shingles were removed. I frequently call out for additional evaluation by a professional, this time the home had other significant structural concerns to boot. The engineer advised on this 120 year old roof to not add any additional supports but...wait, until damage occurs from some unknown event. Though he did acknowledge the roof did not remotely meet today's standards (yes, I knew that) he still did not recommend any support of the ROTTED ridge board at the hip area, there were valleys and ridge boards with no support struts and visible deflection in some areas due to....all the extra weight of the decking and shingles and age. I am at times baffled that engineers do not recommend corrective action on some of the wild stuff I see in homes. I guess they think that it is still standing and that is all good...until it fails, then repair?? I am a bit perturbed at this guy. But, hey, I don't have PE at the end of my name.
