Quick one about something that trips up a lot of homeowners: your deductible.

When a claim gets approved, people sometimes think the deductible is something the contractor adds on. It's not. The deductible is the part of a covered loss you agree to cover under your own policy, and the amount is set in your policy, not by us.

What we can do is make sure the work is documented and scoped properly so your claim is paid the way it should be. The number on your policy is the number. Your job is to call us early. Ours is to keep the rest of it from being a surprise.

Got your policy in front of you and want help reading it? We'll go through it with you, no strings: (719) 439-0611

First snow is coming, and your roof edge has been quietly collecting leaves, grit, and pine needles all fall. Take five minutes with your phone: look along the gutter line, check the seams and fasteners, and snap a few dated photos so you have a "before" on file. If something looks off, we're happy to take a look. (719) 439-0611 | comfortrestorations.com

New stairs, open walls, and a window full of light. This is our favorite awkward stage of a rebuild.

Clients sometimes see a photo like this mid-job and worry it looks worse than when we started. It's actually the opposite. The treads are in, the framing is up, and everything behind those studs (wiring, plumbing, insulation) is out where it can be inspected before drywall closes it in. Once it's covered, nobody sees it again.

It's not pretty yet. It's right. Pretty comes next.

Something a lot of people don't realize until they're in the middle of a claim: your insurance company can recommend a contractor, but who actually works on your house is your decision.

Their preferred vendor list can be a perfectly fine option. It's just not the only one. You're allowed to pick someone you trust, get your own estimate, and have that contractor work with your adjuster on the scope.

What matters most is that whoever you pick documents everything, talks to the adjuster directly, and doesn't cut corners to hit a number. When the ceiling looks like this, you want someone who's in your corner.

Questions about your options on a claim? We'll walk you through it, no strings: (719) 439-0611

Smoke doesn't stay in the room where the fire was.

That streak running down from the light fixture, the darkened cabinet faces reaching past the stove — none of that is the fire itself. That's smoke and soot finding every path of least resistance: up, along the ceiling, into the next room, sometimes through the ductwork into rooms that were never anywhere near the flames.

Here's why that matters for a claim: if the documentation stops at "the stove area burned," the scope stops there too. An adjuster working off photos that only show the char is going to lowball a job that actually needs the whole kitchen re-cleaned, repainted, or in some cases rebuilt for smoke and odor, not just the six square feet that turned black.

We walk every room that shares airflow with the fire before we ever write an estimate. Not because it looks impressive — because that's genuinely where the damage is.

Every crack gets marked before we touch it.

Before any repair starts, we go through and mark every crack, stain, and stress point exactly like this — blue tape, an X where something needs a closer look, a line tracing where a crack runs. Looks unofficial. Isn't.

That marked-up ceiling becomes part of the record. If an adjuster comes through later, or there's ever a question about what was actually there before repairs started, there's a photo showing exactly what existed and where. No guessing after the fact about whether a hairline crack was already there or showed up during the work.

It keeps the estimate honest on our end too. We're scoping what's documented, not what someone remembers seeing a few weeks later.

Takes an extra twenty minutes. Saves an argument nobody wants to have in month two of a claim.

Getting ready to file a claim? Document first — or call us and we'll do it with you: (719) 439-0611

Yes, we took the roof off on purpose. 🏠

This family didn't want to leave the street they love, they just wanted more house. So we're building it straight up: a whole second level framed on top of the first, roof back on, and the inside opening all the way to the new ridge.

Same yard, same address, twice the home.

Thinking about an addition? (719) 439-0611

Those streaks running down the wall aren't just a stain — they're a timeline.

Every one of those lines is a separate saturation event: water finding the same path, over and over, for months. That pattern matters more than people realize once a claim gets filed, because insurance companies don't just ask "is there water damage" — they ask how long it's been happening. A single sudden event is usually covered. Water that's clearly been finding its way in for months can get labeled "long-term seepage" or a maintenance issue instead, and that's exactly the kind of thing carriers use to deny or limit a claim.

That's why we document staining patterns like this before anything gets covered back up — measured, photographed, and dated while the evidence is still on the wall. Once drywall or paint goes back on, that history is gone, and so is your ability to prove what actually happened.

If you're looking at streaking like this anywhere in your home, get it looked at and documented before it gets painted over. Free assessments: (719) 439-0611

A full kitchen remodel doesn't start with paint swatches and cabinet samples. It starts here — walls open, framing exposed, everything stripped back to the studs before a single new piece goes up.

That's the side of the business people don't always think about when they hear "restoration company." We don't just handle the mitigation and damage calls — full reconstruction is just as much what we do. Kitchen remodels, additions, ground-up rebuilds. Same crew, same standard, whether we're responding to a storm or building out a kitchen you've been planning for years.

If a remodel's been on your list — kitchen, addition, anything that means tearing it back to the studs and doing it right — that's exactly the kind of project we want to be building. (719) 439-0611
