A tub that looks finished can have a line that already let go. We press the caulk before we paint the wall beside it. If it lifts, water has a path into the wall. A new line on top of a loose one does not close that path.

Around Leitchfield a humid week shows the peel again. The paint is not the seal.

A stain on a ceiling often sits under a bath, not under a roof. We look at the tub above it before anyone paints the spot. A supply line that beads, or a drain that weeps at the shoe, puts the water there. Paint hides it until the next shower.

Around Leitchfield the first cold week shows that ring again. The paint is not the repair.

A door casing that pops loose after a wet week has usually pulled its nails, not just opened a paint line. We look at the miter and the nail heads before anyone fills the gap. A nail that missed the framing lets the trim move every time the door slams. Resetting that nail into the stud closes the joint. Filler hides the gap for one coat of paint and leaves the casing loose for the next rain.

Around Leitchfield an October rain shows that open miter on the door that faces the weather. The filler is not the repair.

A bath fan that dumps into the attic leaves the moisture in the insulation. The mirror clears, and the attic side of that ceiling stays wet. We look for a duct that ends in the open, or a duct that has come off the boot. The fan can be loud and still not leave the house.

Around Leitchfield a cold October morning shows that drip on the attic side of the fan first. The grille in the bathroom is not the repair.

A gutter full of leaves sends the next rain over the front lip and back toward the fascia. That water finds the gap above the first course of shingles, or it runs down the face of the siding and sits on the top of a window.

We look at the fascia board and the first row of siding under the gutter, not at the shingles in the middle of the roof. A dark line on the fascia means the overflow has been there more than one storm. Clearing the downspout does not fix a fascia that is already soft.

Around Leitchfield an October rain on a packed gutter shows up inside as a stain at the top of an exterior wall. Check that corner before the stain gets a fresh coat of paint.

A deck ledger bolted tight to the house still lets rain behind the siding when no flashing sits over the top of it. Water runs down the wall, slips behind that board, and the rim stays wet after the deck boards have dried.

We look for a dark streak on the siding just above the deck, then probe the band. Painting that streak doesn't keep the rain out. The flashing has to turn the water out past the ledger. If the wood back there gives under a screwdriver, that piece comes out before a new board goes on.

In Clarkson a wet week in October marks that line on a deck that looked fine all summer. Leave the new boards alone until the wall behind them is dry.

A soft spot next to a tub is usually the floor under the finish, not the finish itself. Water gets past the tub edge, sits on the wood, and the board swells before a stain shows up on the ceiling below.

We look at the edge before we talk about a new floor. If the wood under it is still firm, the repair stays small. If it gives, that wet board comes out and the tub edge gets sealed before any new floor goes down.

Around Leitchfield this shows up after a slow drip nobody noticed, because the floor still looked fine.

A dock stair that stays wet into November is the board that goes soft first. Around Nolin Lake, spray sits on the treads, the wood stays damp, and the fasteners weep rust before the first hard freeze.

Walk the stairs and the deck edge before you close the place up. If a tread gives under your foot, or the rail post wiggles where it meets the frame, that joint is already loose. We'd rather replace the bad tread and reset the post now than open the house in spring and find the rail in the water.

Check the boards at the waterline and the post bases. A loose rail is how someone gets hurt on a wet stair.

A hose bib on the exterior that still has water in it is the one that splits on the first hard freeze. Shut the valve inside, open the outside handle, and let the line drain. A hose left hooked up holds that water in the pipe.

The same week is worth clearing the gutters. Leaves sitting in the trough send water back behind the fascia when the fall rain stacks up. We see that rot more than people expect, because the leak starts above the ceiling and shows up late.

Around Leitchfield, that pair of checks is the October work that saves a spring repair.

A soft or bouncing floor near Rough River is inspected from the crawl space. Access from below is how the joists and the decking are reviewed.

We check that wood for rot and for moisture that has been sitting on it. The repair is matched to the condition we find. A finish floor will not stay flat if the structure under it is left soft.

We are licensed and insured in Kentucky. Liability coverage and workers compensation are in place, and proof of coverage is provided before work starts. The estimate is written after the framing has been seen.

We come to the house and walk the work. Call (270) 589-3691.
