We would add a second bathroom using the current closets and hall space. Moving a couple doors for bedroom entry. The current huge family room can be converted to one or two bedrooms. Bringing this property value $270k-$300k. We came up with a budget of $40k for rehab. For a gross profit of $79k+.

Having the right equipment is important to be able to be efficient… our new electric truck not only is efficient but it also is a generator on wheels. We are able to run all of our equipment on properties that don’t have any power. No power No problem

This is our Harper one of our current tproject in Chicago … Our before pictures, we will post updates of what we have done and also what we had to deal with through out this project. The investor is base out of California so we handle just about everything for our client. We were originally going to build this up for a rental property but our client changed plans and decided to turn it to a flip. Property had mold , damaged floors, walls and lots of water damage in basement . Boiler heating with broken pipes and boiler. Waterlines and drain lines broken. Electrical system short. This was a mess of a project but nothing we couldn’t handle.
