A living room built for the whole family to lean into at once.

The fireplace holds the room together: stone from floor to mantel, a round mirror in a brass frame above it, a long sofa and two low chairs pulled close around a glass-topped table. Wood floors, a patterned rug, a brass lamp in each corner.

We don't dress a room for a photograph and call it finished. Every piece here has to work on an ordinary Tuesday, roses on the table or not. We chose the stone to carry weight. We chose the brass to age well.

That is the standard, room by room, house by house.

The kitchen tells you who lives here. Morning light comes in low over the sink, and the room knows what to do with it.

What are we building at 405 Central Avenue in Northfield?

The Central is a five-story luxury condominium building with only twelve residences, and Northfield's first new-construction condo development in over 15 years.

An update from the site: the first level of masonry is done, and the steel is going up. Next comes the poured concrete deck over the garage, then five stories.

Three bedrooms plus an office, two and a half baths, two-car garage parking, and elevator service. New construction on Chicago's North Shore by Bloomfield Development and DevCo.

We already know how this house will feel.

From the corner at dusk, every window glows, and the roofline goes dark against the last of the sky. In daylight, the same corner reads calm: a limestone base, black steel, a steep dark roof, a low iron fence.

Every house we build starts on a table in a quiet room.

Drawings first. Then the stone arrives, slab after slab, along with the marble, the oak, and the glass, and it all sits there under the light until the house is decided.

White marble with gray moving through it. Cream stone with soft veining. Oak pale enough to sit with the plaster rather than against it. Crystal. Chrome. Silver glass with a hammered face. Nothing loud in any of it.

You are choosing all of it long before anyone stands in the room. Which stone goes on the floor and which on the wall. Where the veining lands on the island. What the stair is made of and what you can see through it.

And then one evening the scaffolding is gone. The crystal hangs three stories through the stairwell under the skylight. The marble runs unbroken from the door to the glass. The windows are warm, and the house stands on its own lawn in the blue.

That is the hour we build for.

Building new in Chicago’s Gold Coast comes with a unique responsibility.

This 6,000-square-foot single-family home was a rare opportunity to bring new construction into one of the city’s most established neighborhoods. ✨ The goal was to create an ultra-luxury residence with every advantage of a new build while making sure the architecture felt at home among its surroundings.

From the scale and proportions to the exterior detailing and material selections, the neighborhood informed the design from the beginning.

The finished home sold for approximately $6 million and remains a project we’re proud to have built in the Gold Coast.

Long before there’s a finished home, someone has to be able to see it.
That’s a big part of what we do at Bloomfield.

This custom single-family home in Lincold Park started with a sketch and a vision. Years of building custom homes allow us to look beyond the lines on the page. ✨ We’re thinking about how the home will sit on the property, how the proportions will feel at full scale, how the materials will work together, and how all of those early decisions will translate once construction begins.

Our clients don’t always have to see the full picture on day one. Helping them visualize what’s possible, and then watching it become real, is part of the process.
