Knowledge is power. It is the power to prevent problems, complaints, stress, unforeseen expenses and cost and the beauty is, knowledge is typically cheap and oftentimes free but sometimes the source of knowledge comes from those one would not expect. On the flip side, Wisdom is knowing when to shut your mouth, let go of your ego and listen to the person or people trying their best to pass along knowledge in your direction, for YOUR benefit.

This is a photo of some grout on a floor of a mudroom at one of my friend's house. This is a brand and type of grout that many designers, Builders, GCs and a lot of tile installers will say does not need sealant applied and does NOT stain. ...well....it looks pretty stained to me. A good installer/designer/GC/etc would have known that these people have three young kids and HORSES and that equals mud/dirt on lots of boots.

So as a Builder/PM/CM, how is it that I know this grout should have been sealed OR a different type of grout used and the tile installer and/or "designer" did not? I ask questions and then I READ the manufacturer's spec sheets....yep, that is typically all it takes to gain "knowledge"....READING!

What's the point here? Well, it could be that you as a homeowner may need to do your own research as you cannot rely on what the trades person is telling you. It could be, that you do not need to trust the so-called designer in charge of your project and selections. It could be you don't need to trust the Builder or the GC overseeing your project. The fact is, most builders, unlike myself, have never worn a tool belt. They don't even know what questions need to be asked. They lack wisdom, because often times not only do they not seek out knowledge from various sources but will often reject the information being given to them if it does not come from the expected source of said knowledge.

Gone are the days of the GC and classically trained Designer...we now live in a world of Instagram/Pinterest/Houzz "designers" and "Builders" who have never built a birdhouse. Do your own research. It will save you in the end.

A little "update" post for the Hough Road Project in the Historic Ashbrook community of Charlotte, NC. As Construction Manager for Pappas Homes LLC, I get to see projects evolve from bare dirt to finished product and some stages are more "exciting" and more dramatic than others....landscaping and paint are two such stages.

Not too much longer on this custom build before it will be all wrapped up.

I am not selfish....when I find a reputable contractor I let you know, and Heritage Plumbing is legit. Jason and his guys have been a God-send....a new company and small so I can actually get the owner (Jason) on the phone and at jobs when needed. His guys do good work, make very few mistakes (if any) and he stands behind his work. The beauty is that he caters toward higher end builders like my employer, Pappas Homes LLC so he understands the need to specify the stubout height of a toilet supply line in relation to the height of the baseboard, etc. Uses good materials and is open to new products, etc.

In other words, he is not the typical "grumpy plumber" with his butt Crack showing who complains is you ask for one modification or, Heaven forbid, to do something differently from how "they" have done it for "the last twenty years!"

Good guys. Good company. Honest and fair.

The Massey (aka Tree-house) Project posed an issue for us to think through and deal with.....

This is probably 50 year old brick with a sandy, fairly soft "face" and since we had to do multiple areas of rebuilding the brick veneer (due to the damage caused by giant tree crushing part of this house) we knew we were going to paint the brick because, obviously, we could not find a new brick that matched the existing brick; however, when we started considering painting the brick I realized that we were likely going to have an issue. So, I reached out to my Sherwin-Williams rep who came out and confirmed that it was not advisable for us to try to paint the brick as it was. We considered a lime wash but even that was concerning regarding longevity and adhesion so the solution was to hire our pressure washer to blast off the sandy finish of the entire veneer of this home.
Obviously, it was a slow process and it costs some money but it was much cheaper in the long run than to just ignore this problem, do a generic pressure wash and then apply Loxon XP over the sandy surface and cross our fingers that it would last more than a year before failing.

Hillary Clinton made famous the line "it takes a village to raise a child" but when it comes to building Custom Homes or doing large-scale remodels, it really does take a village in order to guarantee your client the best product and experience.

Moving right along at the Pruett Addition with Pappas Homes LLC.

Carlos and Manuel have made amazing progress considering the repressive heat....daily temps around 95 degrees and with the tropical level humidity it feels like 106 and in FULL SUN all day long.

By next week this addition should be all dried in with windows, door and shingles, weather permitting.

Framing begins at the Pruett Addition and the fence goes in at the Hough Road Build....also happening, hardwoods being finished at the Massey Reno and final inspections starting at the Ullman Kitchen Reno.

4 projects, 4 budgets, 4 schedules and a variety of subs, all needing to be coordinated and communicated with. The secret to managing mutiple projects is clear and consistent communication, scheduling the full job BEFORE it begins and being sure everyone has the resources to do their job (cut sheets, accurate plans, clear Scope of Work, design selections).

One thing that is quickly learned as a Construction Manager/Builder/Superintendent is that certain phases require WAY MORE attention and hands-on focus than others so some days are crazy busy and then others are stupid slow. But to reduce your stress level, one must follow the practices listed previously. If I make my guys' lives easier, it makes MY life easier.

Finally done with the foundation at the Pruett Reno....man....this one took a while. This is the job that the last footer we dug landed on top of some mystery tank from the early 20th century....no welds, all rivets for construction of the "seams". We have zero idea why it was there but it meant hand digging a 4' square hole about 5 1/2 feet deep....for those doing the math....that's a LOT of dirt to come out one shovel at a time. BUT now it is done and we are ready for framing which will go stupid fast on this 450 sq ft addition.

Added time and added money is always frustrating for all involved but good, consistent communication is the KEY to preventing outbursts of rage or the client questioning your ability as a builder. Be quick to communicate and be able to explain the "why" behind added charges. It still cost the client the same, but it doesn't cost one's relationship with that client.

How much is a phone call these days? A text message? If less than $18,000 then it would have been worth it to avoid this mess, right? A lack of the proper materials late in the day with the plumber and the lack of a phone call or text by the pool company has led to this.....ripping out trim and new hardwoods due to water damage. Both parties "assumed" too much and now both will be sharing in the cost of the repairs, but what about the cost of my schedule at the Hough Rd build? Oh, it's cooked to say the least. All I can say is thank GOD this is a spec home and that the water got shut off quickly or this bill could have been closer to $40k.....all for lack of a $10 part (even a $5 part) and a lack of a phone call or text....

Such is life on a jobsite and a Builder, all I can do is roll with the punches but sometimes, some punches land harder than others.

"The Tale of Two Trades" part 2....

All of these photos are showing the work of two completely different Tradesmen with the focus being the difference in character and attitude between the two.

The painter that was initially hired for the Hough Road project was an absolute piece of work. From the first time I had a conversation with him till the last time where he leaned across the table, wagging his finger in my face and threatening me, he did nothing but question my authority, insult me and imply that I had no idea what I was doing as a builder; yet if you notice, look at the quality of work he produced. He couldn't even take the time to move his drink bottle when he was priming the walls of the house! Just sprayed right over top of it. Oh, and the photo with the buckets of paint in the dumpster, yeah, that was the first lie I caught him in and that one lie ended up in four being told. Again, zero character. Piece of trash human.

And then we have the photos of the street. So the landscape company we are using on this project, Oak and Stone, took it upon themselves to move the dumpster trailer and clean the entire street in front of the house from the dirt and runoff and mulch and any mess that was created during the Landscaping process. Did we ask them to do that? No. Was he ever contracted to do that? No. Should he have done that? Absolutely, but we never even discussed it. Jared just knew it was the right thing to do, and so he did it.

Construction management does not mean one has to babysit grown men, push them to do a good job and accept subpar attitudes and character and work ethic. Managing means one is SLOW to hire and QUICK to fire. When you find a company who does things the right way, you keep them. And when you find a piece of trash who lies and insults you and does shoddy work, you get rid of them so fast it makes their head spin.
