Most of us never look up into our attics. This one had a story to tell.

The roof in this local home wasnโ€™t venting enough air. Warm, humid air from the living space drifted up, hit the cold roof sheathing, and condensed. Over time that moisture fed the dark growth in the top photo.

Our IICRC-certified crew set up containment, treated the sheathing, and had it cleaned up in two days. The bottom photo is the same attic afterward.

Cleaning is only half the fix. Correcting the ventilation is what keeps it from coming back.

With Colorado nights turning cold, itโ€™s a good week to take a flashlight up there. Dark staining on the underside of the roof deck or frost on nail tips is worth a closer look. Save this for your next attic check, and call us anytime with questions: 720-719-0034

This is what a slow drip does to a 2x4 when nobody knows it is there.

The source was a refrigerator water line in a basement rental unit. Two small crimps, a drip behind the fridge, and no reason for anyone to look.

Wood does not rot from one spill. It rots when three things line up:

1. Moisture stays above 20 percent and never dries out
2. Temperatures sit in the normal indoor range
3. The wood is enclosed with no air movement, like in a wall cavity

So homeowners, here's your call to action, pull the fridge out, look at the water supply line and the floor around it. If anything is damp, stained, or soft, call before it becomes decayed framing.

Source of Loss: a dishwasher supply line in a Castle Rock kitchen.

What the homeowner could see was a little water on the floor in front of the dishwasher. What they could not see was the water traveling under the flooring, through the subfloor, and into the basement ceiling and carpet below.

Our thermal camera found it. Our team contained it, pulled the flooring, treated and dried the subfloor, and had the kitchen ready for new floors in under three weeks.

The damage you can see is rarely the whole story. Water where it shouldn't be? 720-719-0034, 24/7.

Wet is more than just the feeling of swishy carpet under your toes. Wet is a number.

A failing water heater sent water through a local condo, and the part you could see was the smallest part of it. Thermal imaging showed moisture tracking two feet up the walls and out under the carpet, well past anything visible.

So we measured. Day 1, that wall read 100. Then we came back. Same wall, same spot, same meter, visit after visit, until the numbers said dry instead of the room just feeling dry.

That is the difference between drying a home and guessing at it. Equipment placed with a purpose, readings documented every visit, and a finish line you can actually point to on a screen.

Walls back to normal. Carpet saved. Everything documented.

Hantavirus in Douglas County is still an active concern. Here's a real example of why scale matters.

This Douglas County customers home had rodent activity throughout the attic, with insulation saturated by an ongoing roof leak. The combination of moisture and widespread f***s made this a full biohazard job, not a DIY cleanup.

Small number of droppings in a contained area? With the right precautions, some homeowners can manage it. Attic-wide infestation with water damage underneath? That is where you call us.

Stay vigilant. Know your limits. We handle the jobs that go beyond a trip to the hardware store. ๐Ÿ“ž 720-719-0034

Douglas County has confirmed a local hantavirus case linked to rodent droppings. If you find droppings in your home, do not sweep or vacuum. Open the area, wear gloves and an N95 mask, apply disinfectant, and wipe carefully. For large infestations or droppings in attics, crawl spaces, or ducts, professional biohazard remediation is the safest option.

DRYmedic of Parker handles biohazard cleanup for homes and properties throughout Douglas County and the south Denver metro. We are available 24/7.

Your shower looks fine. Your subfloor doesn't.

A Castle Rock homeowner noticed nothing unusual โ€” until our team pulled the tile. A failed shower bench seal had been slowly sending water into the subfloor and walls for months. What started as a hairline gap in the caulk turned into a multi-week mitigation involving mold remediation, tile and drywall removal, and full containment to protect the rest of the home.

This is exactly why we document everything and trace moisture to its source, not just the surface.

If you're seeing grout cracking, caulk pulling away, or unexplained musty odors near your bathroom โ€” that's worth a call.
