Out of sight should not mean out of mind.

Whole-house water filters collect sediment, rust, sand, and other debris before it reaches your plumbing fixtures and appliances. When a filter becomes this dirty, it can restrict water flow, reduce water pressure, and affect the performance of your plumbing system.

Most filters should be inspected regularly and replaced according to the manufacturer’s recommendations, often every 3 to 6 months, depending on water quality and household use.

A small maintenance item today can help prevent a much larger repair tomorrow.

Concrete doesn’t reach its full design strength the day it’s poured. While it hardens quickly enough to walk on in about 24–48 hours, it continues curing and gaining strength for approximately 28 days, making proper installation and curing critical to its long-term performance.

🔍 Home Inspection Tip: Polybutylene (PB) Plumbing

This gray pipe is Polybutylene (PB) plumbing, identified by the “PB 2110” marking. It was commonly installed in homes built between 1978 and the mid-1990s.

While it may not be leaking today, PB plumbing has a well-documented history of premature failure, often from deterioration inside the pipe. Because of this, many insurance companies may require replacement or limit coverage.

If your home has PB plumbing, monitor it closely and plan for eventual replacement.

Generator Ready = Peace of Mind

This home is equipped with a manual generator inlet and mechanical interlock system designed to safely power essential household circuits during a power outage.

The exterior photo shows the generator inlet box, where a portable generator is connected. Inside the electrical panel, the mechanical interlock ensures the main utility breaker and the generator breaker cannot be turned on at the same time. This prevents dangerous backfeeding into utility power lines and protects both utility workers and the home’s electrical system.

A properly installed generator interlock provides a safe, code-compliant way to restore power to selected circuits without the expense of a whole-house standby generator.

As a Licensed Home Inspector and General Contractor, I enjoy seeing installations that prioritize both safety and functionality. Small details like these can make a significant difference when the lights go out.
