🚧 What's underground doesn't always match what's on the drawings and that gap can make or break a project timeline.

Before a foundation ever gets poured, crews run utility locates, dig test pits, and review soil reports. Even then, surprises happen: old utility lines that were never recorded, soil that doesn't match the geotechnical survey, buried debris from a structure torn down decades ago.

When it does, the response matters:
🔹 Engineering steps in fast to assess and redesign
🔹 The schedule gets rebalanced so other trades keep moving
🔹 The client is looped in early, with a solution not just a problem

The smoothest-looking projects aren't the ones without issues. They're the ones where the team solved them before anyone outside the job site ever noticed.

🚧 Same building. Same design. Three different cities. Three completely different permit processes.

Most people assume a construction permit is a permit fill out a form, pay a fee, get a stamp. It's not even close.

Here's what actually determines how long it takes to get approved:
🔹 State — some states have a single statewide building code, others let every county write its own
🔹 County vs. city — a project just outside city limits can answer to a completely different office than one two blocks away
🔹 Local zoning — what's automatically approved in one town might need a variance, a hearing, or a public comment period in the next
🔹 Occupancy type — a restaurant, a warehouse, and a medical clinic all trigger different reviews, even in the same building

That's why "how long will permitting take?" is one of the hardest questions to answer with a simple number and one of the most common reasons projects get delayed before a single shovel hits the ground.

At TESSLER, navigating this maze across multiple states is part of the job. We know which offices move fast, which ones need extra lead time, and how to package a submittal so it doesn't bounce back with questions.

💬 Planning a project and not sure what permitting looks like in your area? That's exactly the kind of question to ask us early.

🚨 Would you pay full price for something you could get identical quality for less?

That's the question Value Engineering answers on every construction project and most people have never even heard of it.

Here's the easiest way to think about it: Imagine you're renovating your kitchen. Your contractor could order a custom cabinet from one supplier for $12,000... or find an identical-quality cabinet from a different supplier for $8,000. Same wood. Same finish. Same durability. You'd take that deal every time, right?

That's value engineering just applied to a $2M commercial build instead of a kitchen.

Before TESSLER ever breaks ground on a project, our team digs into the plans looking for:

🔹 Materials that perform identically but cost less
🔹 Construction sequences that save labor hours (which saves YOU money)
🔹 Design conflicts caught on paper before they become expensive surprises in the field

The result? Same vision. Same quality. Same durable, code-compliant building. Just a smarter path to get there.
This is one of the biggest reasons owners bring a General Contractor in EARLY before permits, before demo, before a single wall goes up. Because the best time to save money on a construction project isn't during the build. It's before it even starts.

Poor Communication Is One of the Most Expensive Mistakes on Any Project

When people think about costly construction mistakes, they often picture damaged materials, equipment breakdowns, or safety incidents.

But one of the most expensive problems on a project often starts much smaller:

A missed conversation.

A misunderstood detail.

An assumption that everyone is on the same page.

One piece of information that doesn't make it to the right person at the right time can impact schedules, create rework, delay other trades, and increase costs long before anyone realizes there's a problem.

That's why communication isn't just a management task it's part of the work itself.

At Tessler Construction, we place a strong emphasis on communication at every level of a project. From pre-task planning and daily coordination to shift handoffs and ongoing conversations with facility personnel and trade partners, clear communication helps keep projects moving safely and efficiently.

The goal isn't just to build something correctly.

It's to ensure everyone involved has the information they need to make the next decision, complete the next task, and keep the project moving forward.

The best projects aren't always the ones without challenges.

They're the ones where people communicate early, often, and effectively when challenges arise.

What do you think causes more project issues: poor communication or poor planning?

Safety training says a lot about a contractor.

Not just about compliance.
About culture.

Construction is constantly evolving.

New equipment.
Updated standards.
Different facility requirements.
Changing materials.
New workflows.
Unique project challenges.

That’s why safety training should never be treated like a one-time checkbox.

Ongoing training helps teams stay sharp, recognize hazards faster, adapt to changing conditions, and communicate more effectively in the field.

And the reality is even highly experienced crews benefit from refreshers.

Not because they lack skill.

Because repetitive tasks, changing environments, and assumptions can create risk when people least expect it.

A contractor who invests in ongoing training is often investing in much more than safety:
✔ stronger planning
✔ clearer communication
✔ accountability
✔ professionalism
✔ smoother project ex*****on

For clients—especially in active facilities, industrial environments, and complex commercial projects that matters.

Because safety training isn’t just about meeting requirements.

It’s about protecting people, reducing preventable disruptions, and building projects the right way.

At Tessler Construction, staying current is part of how we take care of our people, our partners, and every project we step onto.

What safety topic do you think deserves more attention on today’s jobsites?

Behind every early morning, long day, and late finish…
there’s someone holding it all together at home.

Today, we recognize the moms
the ones raising families, supporting dreams, and showing up every single day with strength, patience, and love.

Whether you’re on the jobsite, in the office, or running a household...
the work you do matters more than words can say.

You can put the same number of guys on two jobs…
and get completely different results.

Why?

Because one is a crew.
And one is a team.

A crew shows up, does their task, and moves on.
A team communicates before the work even starts.

A crew works around other trades.
A team coordinates with them.

A crew reacts to problems.
A team prevents them.

And on real construction projects
tight schedules, multiple trades, active facilities, day and night shifts

that difference shows up fast.

You see it in the handoffs between shifts.
In the way the jobsite is maintained.
In whether small issues turn into rework… or get handled before they cost time and money.

Because in this industry, it’s not just about skill.
It’s about communication, pre-task planning, and accountability.

That’s what keeps projects moving.
That’s what keeps people safe.
And that’s what separates average jobs from well-run ones.

At Tessler Construction, we don’t just build crews
we build teams that know how to work together from start to finish.

What’s one thing you’ve seen that separates a crew from a true team?

Day Shift vs Night Shift in Construction
Same project. Same scope. Completely different challenges.

Most people don’t realize how much a jobsite changes when the sun goes down.

Day shift and night shift are working toward the same goal…
but the way the work gets done can look very different.

During the day, you’re managing multiple trades, constant movement, and nonstop coordination.

At night, the focus shifts to visibility, fatigue management, smaller crews, and picking up work that has to be clearly understood from the previous shift.

In active facility environments, that challenge increases even more.
Tight spaces. Ongoing operations. Limited room for error.

That’s where a lot of projects either stay on track… or start to slip.

At Tessler Construction, we put a strong focus on the handoff between shifts.

Clear communication between crews
JSA’s that reflect the actual scope of work
Planning not just for the day, but for the next shift coming in
Making sure every crew is set up before work even begins

Because in construction, poor communication and lack of planning are some of the biggest causes of delays, rework, and safety risks.

A well-run job doesn’t depend on the time of day.
It depends on preparation, coordination, and consistency.

No matter the shift, the goal stays the same
Get the work done right and make sure everyone goes home safe

What’s the biggest challenge you’ve seen when work gets handed off between shifts?

Most people think better weather makes construction easier…
that’s only half true.

Sure there’s no ice, no frozen ground, no fighting the cold just to get started.

But what most people don’t see is what changes because the weather gets better.

Pace picks up.
Expectations rise.
Crews try to make up time.

And at the same time
the job itself starts to behave differently.

Materials react to heat.
Adhesives set faster.
Sealants don’t always give you the same working time.
Metal expands.
Dust becomes more of a factor.

Things that worked one way a month ago…
don’t always work the same now.

That’s where things can start to slip.

Not in big, obvious ways
in small ones:

A rushed install.
A missed detail.
A “that should be fine” moment.

It doesn’t come from bad intent
it comes from things feeling easier than they actually are.

At Tessler Construction, we don’t just prepare for the tough conditions
we stay just as sharp when things feel easy.

Because that’s when discipline matters most.

✔ Same standards
✔ Same communication
✔ Adjusting for conditions not assuming they’re the same
✔ Same attention to detail

No matter what the weather looks like.

Good weather doesn’t build great projects understanding the conditions does.

What’s something you’ve seen change on a jobsite when the temperature shifts?
