He crawled through the attic of an older home to show an issue you may never see from the ground: old or deteriorating roof decking.

Gaps, rotting wood, or nails completely missing the decking can mean shingles aren’t properly secured — and correcting the decking during a roof replacement can potentially add thousands to the project.

Signs to look for in your attic: gaps between boards, dark/rotting wood, moisture stains, or nails that missed the wood entirely. 👀

This is exactly why we check the attic during an inspection!

Missing shingles are one of those roof problems that may not look like a huge deal… until the next rainstorm rolls through. 😬🏠

The good news? They’re usually pretty easy to spot from the ground. Look for dark patches, lifted shingles, or an area that suddenly looks a little “off” after strong winds.

Three-tab shingles tend to blow off more easily, but no matter what kind of shingle you have, it’s best to take care of missing pieces sooner rather than later. A small repair now can help prevent a much bigger leak later.
