Clarksdale 2410

A home should feel inviting before you ever step inside, and this modern farmhouse plan delivers that feeling from the first glance. With its welcoming covered porch, timeless farmhouse character, and thoughtfully designed layout, the Clarksdale brings together the warmth families want, the function busy households need, and the curb appeal builders know buyers are looking for.

With 2,402 square feet of living area and 3,392 square feet under roof, this 4-bedroom, 3.5-bath house plan offers a smart balance of open gathering space, private retreats, and everyday practicality. Its modern farmhouse exterior gives the home a fresh yet familiar presence, making it an excellent choice for homeowners planning their dream home and builders seeking a marketable new home plan with broad buyer appeal.

Inside, the heart of the home centers around an open den, kitchen, and eating area designed for connection. The 12-foot ceilings in the den and kitchen create an elevated sense of space, making the main living area feel bright, open, and comfortable for both daily family life and entertaining. The kitchen includes a pantry and a functional layout that supports real-life living — from weeknight meals to holiday gatherings.

The private master suite is designed as a true retreat, featuring a raised ceiling, spacious master bath, large shower, oversized tub, and generous walk-in closet. Three additional bedrooms offer flexibility for children, guests, a home office, or multi-purpose use, while the 3.5-bath layout adds convenience and long-term livability for growing families.

Large covered porches at the front and rear extend the home outdoors, giving the Clarksdale the kind of lifestyle appeal that continues to drive demand for modern farmhouse floor plans. The front porch enhances curb appeal and creates a welcoming first impression, while the rear porch offers a comfortable space for relaxing, grilling, and entertaining.

Beautiful, functional, and highly livable, the Clarksdale modern farmhouse house plan is designed for the way families live today. 🏡

For over 20 years, we’ve worked with developers to help shape residential communities of many sizes, from college housing and townhouse developments to large-scale apartment communities across the country.

Our multifamily collection includes townhouse plans, apartment units and duplex designs, each created with the bigger picture in mind: efficient layouts, strong curb appeal, livability, constructability and a cohesive vision for the overall development.

And because no two projects are exactly alike, any of our existing multifamily plans can be modified to better fit your site, market, unit mix or design direction.

We can also work alongside developers as a project takes shape, helping think through how individual buildings work together to create a community that feels intentional rather than pieced together.

Multifamily design isn’t simply about fitting more doors onto a property, it’s about designing places people want to live, and projects developers are proud to build.

Townhouses. Apartments. Duplexes. Residential communities.

If you’re planning a multifamily project, we’d love to be part of the conversation.

Heated Square Feet: 2,448 sq. ft.

Our Rosedale house plan pairs modern farmhouse character with a floor plan designed around how people actually live.

Steep gables, board-and-batten siding, painted brick, and dark metal accents give the home a strong street presence, while the foyer opens into a central den connected naturally to the kitchen, eating area, and covered rear porch. Higher ceilings through the foyer and den add volume without separating the spaces that bring people together.

The split-bedroom layout gives the primary suite greater privacy, while three secondary bedrooms form their own wing. Near the garage, the pantry, office/locker area, utility room, and additional storage keep everyday routines close at hand.

Our Rosedale home design reflects generations of construction and residential design experience, using square footage where it matters most, minimizing unnecessary circulation, incorporating ample storage, and creating a home that makes sense for both the builder constructing it and the homeowner living in it.

Oakley 2413 brings modern farmhouse character to a one-story plan shaped by strong rooflines, a sheltered entry, and a balanced mix of vertical siding, shutters, and clean-lined windows. Inside, the home unfolds toward a central den, where a higher ceiling adds volume without separating the room from the kitchen. The island kitchen becomes the everyday hub, connected naturally to the eating area, dining room, and rear porch so gathering can expand easily from one space to the next.

Privacy is built into the plan’s organization. The primary suite occupies its own side of the home, pairing a large bedroom with a bath, walk-in closet, and clear separation from the secondary bedrooms. Three additional bedrooms form a quieter wing across the plan, while Bedroom 4 gains extra architectural interest from a vaulted ceiling. Pantry, linen, broom storage, laundry, and the attached garage are grouped along the service side, keeping daily routines close together. For builders, Oakley 2413 places its heated square footage where buyers experience it most—in generous living areas, distinct bedroom zones, useful storage, and connected indoor-outdoor spaces.

Moonlight II is a modern farmhouse plan designed to make an impression from the curb and continue delivering once a buyer steps inside.

For home builders, residential developers, and new-home buyers, the strength of a plan is in the full experience: exterior architecture with presence, a floor plan that feels intuitive, connected living spaces, a private primary suite, well-positioned secondary bedrooms, dedicated office space, meaningful storage, and covered outdoor living.

Those details matter because today’s new construction home plans have to do more than look good in a rendering. They have to support everyday life, photograph beautifully, show well, and give builders a design that feels distinctive in a competitive residential market.

Moonlight II brings together modern farmhouse architecture, builder-friendly planning, livability, curb appeal, and marketability in a way that feels refined, comfortable, and easy to understand.

Shaped by Garner Drake’s generations of experience in residential design, home building, construction, and development, Moonlight II is designed to be everything today's families are looking for.

There is something incredibly rewarding about seeing one of our plans move from the drawing table into a real neighborhood.

This is Moonlight 2030, built by Mallard Homes in Collier Crossing Brandon, Mississippi, and it is such a beautiful example of why this plan continues to stand out.

At just over 2,000 heated square feet, Moonlight was designed to make every foot count. The open kitchen, dining and living spaces create the connection buyers want, while the private primary suite, dedicated office, generous storage and practical service areas give the home the kind of everyday function that makes a floor plan feel larger and live better.

And then there’s the exterior.

Layered gables, vertical siding, brick accents, a deep front porch and side-entry garage give Moonlight that modern farmhouse curb appeal that photographs beautifully, feels welcoming from the street, and gives builders a home with immediate visual presence.

That balance matters to us.

A successful house plan has to catch a buyer’s eye and make sense once they walk through the door. Beautiful curb appeal gets them interested. Flow, storage, privacy and thoughtful use of square footage help them imagine actually living there.

We love seeing our designs come to life, especially in the hands of builders who understand how much the right plan can shape the finished home.

Before you ask-yes, we spelled Merigold correctly😅.

The name comes from Merigold, Mississippi, a smal town in the Mississippi Delta. And here's the fun part- Merigold isn't a creative spelling of marigold at all. The town was named for Colonel Frank Merigold, who established a sawmill there in the 1870's. A good name should have a story.

We think a good house should, too.

Warm, welcoming and designed for family life, The Merigold house plan pairs modern farmhouse curb appeal with a one-story, split-bedroom floor plan that balances connection and privacy.

Open gathering spaces bring everyone together. Private bedroom zones give everyone room to retreat. Thoughtful home design makes the square footage work better- something homeowners can feel and homebuilders can appreciate.

For buyers, it's easy to picture life here. For builders, that translates into livability, marketability and broad buyer appeal.

The Merigold - a modern farmhouse house plan with a little Mississippi Delta story behind its name.

Beautiful from the curb. Even better when you understand how it lives.

Luxury in a home is not always about having more.
More square footage.
More rooms.
More unused space.

Sometimes luxury looks different: a home that feels considered, proportioned, calm, and easy to live in.

That is where thoughtful residential design matters.

At 1,680 square feet, the Greenwood shows how thoughtful residential design can create a home that feels generous, refined, and beautifully resolved.

Open living areas, intentional separation, useful storage, and strong sightlines give every space a clear role and an effortless sense of flow.

Because true luxury is not simply measured in square feet. It is experienced in the way a home flows.

The way it supports privacy and connection.
The way light moves through it.
The way each room feels purposeful.
The way the entire plan quietly works.

For builders, developers, and homeowners, that distinction matters.

A well-designed house plan creates spaciousness, refinement, and value through proportion, flow, and purposeful use of space.

Luxury is not always more. Sometimes, it is having exactly what you need, beautifully considered.

A well-designed home feels generous when every square foot has a purpose.

Thoughtful plans. Better living.

Before a house becomes a floor plan, a rendering, or a finished photograph, it begins as an understanding of how people live, and how a design will ultimately be built.

For generations, our family has moved between job sites and drawing boards, learning residential design from both sides of the process.

That experience shapes every decision we make: how square footage is organized, how rooms connect, how details translate in the field, and how a home will serve the people who live there long after construction is complete.

Today, Garner Drake Residential Design carries that knowledge forward through distinctive house plans and developer-minded multifamily designs grounded in construction experience, thoughtful planning, and lasting market appeal.
