Fall is more than furnace-and-roof season: it’s a practical time to talk about radon.

Parts of Maryland are designated EPA Zone 1, meaning higher radon potential. But zone maps cannot predict the level in a specific home, and every home should be tested.

Fall is useful for short-term measurement because homes are more likely to remain closed. Under applicable testing protocols, windows and exterior doors are kept closed: except for normal entry and exit: typically beginning at least 12 hours before testing and continuing throughout the test.

Here’s the scope boundary inspectors must understand: a standard home inspection does not reveal a radon concentration. An inspector may visually document potential entry routes, such as foundation cracks, sump pits, exposed soil, crawlspaces, or utility penetrations. Those observations are clues: not a radon test.

For defensible reporting, clearly state whether radon measurement was included, document the areas and conditions observed, identify inaccessible locations, and refer the client to a qualified radon measurement professional when testing is requested or recommended. The EPA action level is 4.0 pCi/L, but test results and follow-up decisions should be handled using the appropriate measurement protocols.
