2-story townhomes at Loretto Heights in Denver, CO, designed by Pel-Ona Architects & Urbanists for Thrive Home Builders.
These townhomes create a transition between existing single family neighborhoods and higher density compact townhomes and apartments. At the center of the neighborhood is a historic school campus being revitalized as a community center.
The building forms are simple for ease of construction and designed to take advantage of solar exposure and views. 2 units plans were developed, each with 3 bedrooms, and kitchen and loft options.

These illustrations, featured in The Art of New Urbanism Vol 2 (2010-2025), were drawn by Ronnie Pelusio for the Urban Farming and Garden Opportunities section of The Design Book: The North Neighborhoods at Stapleton (renamed Central Park) in Denver, CO.
The section explores design strategies that builders can employ to encourage urban farming and gardening on private residential properties and common courtyards at the North Neighborhoods. The illustrations provide guidance in choosing the most suitable farming and gardening facilities for a specific lot type.

Two of Ronnie's renderings featured in The Art of New Urbanism Vol 2 (2010-2025). Top image - A vision for the neighborhood development of approx. 100 acres of city-owned land known as the South Arkansas River Sub-Area Plan in Salida, Colorado. The aerial view depicts the city’s vision for a mixed-density neighborhood that offers a diversity of housing types, creates meaningful outdoor spaces, preserves adjacent ecologically sensitive habitat and plans for larger city-owned sports fields and associated facilities.
Bottom image - A rendering of the proposed Homestead Neighborhood located within the city limits of Buena Vista, Colorado. The 19-acre site hosts a mix of unit types that respond to the existing single-story neighborhoods with proposed single-family homes and townhomes offering a gradation of density at the perimeter with apartment buildings at the center of the site.

One of Ronnie's drawings featured in The Art of New Urbanism Vol 2 (2010-2025) - Creating an active and walkable neighborhood with a strong sense of community can be achieved by providing living streets and employing street-oriented neighborhood design. This section perspective shows how a living street is encouraged by the close proximity between the sidewalk, porch, and interior spaces.

Summer concerts are officially back at Boulder's Chautauqua Auditorium! After successfully reopening last week, the historic venue is looking ahead to extending its programming through the winter - with upgrades to structural reinforcements, improved accessibility, and winterization - while protecting the building's iconic, historic appearance. Not seen is this video, is the roughly 8,300 square foot basement that was built beneath the center of the of the Auditorium during the off season.

Introducing the Ford Street Collective! This project, designed by Studio Pelusio and located within Golden’s East Street Historic District, preserves an existing 1870s single family home while adding two new residential units (featured here) along the alley. The original structure will remain intact, with interior upgrades and the removal of non-contributing rear elements to modernize the home for current living standards while supporting long-term preservation efforts.

The new rear building introduces two units that are carefully designed to reduce visual impact from both the street and alley. By incorporating half-stories and split-level stairs, the design minimizes perceived height and bulk, aligning within the district’s architectural standards. The site plan is designed with a shared outdoor space at the center of the lot. Resident’s units face onto this courtyard where neighborly interactions and community building are encouraged. Outdoor deck spaces above the garages activate the alley frontage and provide private outdoor areas for residents. The design also takes advantage of the natural grade change between the alley and yard, using split-level entries to provide access to all levels while maintaining a low overall building profile.

We are honored to learn that both Ronnie and Korkut's architectural illustrations are featured in The Art of the New Urbanism Volume 2 (2010-2025) by Wiley Press.

This book (soon to be published) showcases more than 400 works by over 150 contributors, demonstrating a dramatic expansion and refinement of the tools and techniques used by new urbanists to address a wide range of entrenched and rapidly emerging problems. During this era, new urbanists were at the forefront of urban redevelopment, sprawl repair, agrarian urbanism, form-based coding, traffic-planning reform to promote safe, walkable streets, the reintroduction of missing-middle housing, small-scale development, and incremental urbanism, including tactical urbanism.
