🚨 HB 803 Did NOT Eliminate Most Building Permits! 🚨

We've been getting a lot of calls from homeowners and contractors asking if HB 803 means permits are no longer required.

The answer is: NOT necessarily.

Beginning July 1, 2026, Florida law allows some work on single-family homes valued under $7,500 to be exempt from a building permit—but only if ALL of these apply:

✅ Non-structural work
✅ No electrical work
✅ No plumbing work
✅ No mechanical (A/C) work
✅ No gas work
✅ Property is not in a Special Flood Hazard Area
✅ Project value is under $7,500 and is not split into smaller jobs to avoid permitting.

Examples that may qualify:
• Interior painting
• Flooring
• Cabinets
• Trim work
• Minor drywall repairs

Permits are STILL required for:
❌ Water heaters
❌ Roof replacements
❌ Windows and doors (in many cases)
❌ Electrical work
❌ Plumbing
❌ Air conditioning
❌ Structural repairs
❌ Most work in flood hazard areas

⚠️ Every project is different. Starting work without the required permit can lead to code violations, delays, fines, and problems when selling your home.
