➡️ Insta & TikTok I have over fourteen years experience as a full time Home Inspector, and have been trusted by home buyers to help them make informed buying and selling decisions throughout those fourteen years. My home inspection

s typically range from 2 1/2-4 hours long depending on the size of the house. I invite you to follow along with me as I perform your Home Inspection. I take great pride in every inspection that I perform. After the inspection, usually the next business morning, I will provide a color-coded, computer-generated detailed inspection report regarding the subject property. My Promise to You:
Choosing the right home inspector can be difficult. Different inspectors have varying qualifications, equipment, experience, reporting methods, and pricing. One thing for sure is that a home inspection requires work, a lot of work. I was a construction field superintendent for 19 years with a local Construction company before I became a Home Inspector. I also have renovated and currently own, and personally maintain several rental properties. I am no stranger to work. Needless to say, I am well versed in the basic materials and methods of construction by any standard. I promise to impartially inform you of the condition of your future or current home to the best of my ability.....both verbally and in the form of an emailed report.

Critter of the Week: 🦎 The Lizard 🦎

Looks like it was exfoliation day in Walden Estates!🧴

FUN FACT: Lizards shed their skin as they grow, typically losing it in patches rather than all at once. So while it may look a little rough, it’s actually a completely natural process.

No judgment on the skincare routine. I’m just here to inspect the house. 🔍

🐍 Critter of the Week: The Rat Snake 🐍

This 4-foot rat snake rented one of my chicken nesting boxes for about two weeks. I even left him a few chicken eggs, but he only ate two the entire time. 🥚Judging by how fat he looked on a couple of days, I’m hoping he was out earning his keep by taking care of a few rats instead.

✅ Fun Fact: Rat snakes are nonvenomous and are one of nature’s best pest control systems. They help keep rodent populations under control, which is a win for homeowners and farmers alike.

Whether it’s a roof, foundation, attic or an unexpected critter, I believe in knowing exactly what you’re dealing with before you buy. If you need a home inspection, you know who to call.🤝

Locked storage room. Electrical panel inside. No key. Inspection still had to happen. 🤷‍♂️

Sometimes getting the job done requires a little creativity. (Yes, the house was vacant. Yes, permission was given. 😂)

🐢 Critter of the Week: The Water Turtle! 🐢
This beautiful water turtle was spotted laying her eggs near Bayou Duplantier! 🥚🌿

She was hard at work digging her nest, and that hole was deeper than what it looks like and deeper than I thought it would be! Nature always has a way of surprising us.

If you spot a nesting turtle, be sure to give her plenty of space so she can finish her important work. Here’s hoping for lots of healthy little hatchlings! 💚

🪶 Critter of the Week: Mama Dove 🪶 This feathery friend chose a cozy spot for her nest right above the front door of a home on Diversion Canal.

The impressive part? She never moved. While I was inspecting outside, walking in and out of the house, and checking things inside, she stayed right where she was keeping watch over her nest.

Just another reminder that you never know who you’ll meet on an inspection. 🏡🐦

Brand new roof. Fresh flip house. No dryer installed yet… so why did THIS fall out of the attic?! 👀

Wait until you see where the dryer vent is actually discharging…

As soon as a dryer is installed and used regularly, this could become a problem fast. A licensed HVAC contractor should evaluate in order to maximize performance of this dryer vent conduit system.

🐍 Critter of the Week 🐍
This week’s visitor was a Salt & Pepper King Snake spotted during an inspection in Oak Hills Subdivision! These non-venomous snakes are actually beneficial to have around because they help control rodents and other pests.

Just another reminder that you never know what might turn up during a home inspection! 👀🏡

Safe to say this roof has seen better days. Some of these “quick fixes” aren’t holding up & are now leaks.
